Just 5 miles from the sandy shores of the Chesapeake Bay, Ridgely Manor is a quiet, well-kept neighborhood between Virginia Beach and Norfolk. With a modern housing scene and HOA amenities, the community features walking trails, outdoor pools and water access along Lake Smith. Local families are served by the highly rated Virginia Beach City Public Schools, while the restaurants and amenities of Route 58 are just a few miles away.
Housing styles and price points
Most homes in Ridgely Manor were built between the early 2000s and the late 2010s, with modern traditional and colonial-inspired architecture throughout the area. Many single-family homes feature private docks on Lake Smith, in-ground pools and attached, multi-car garages. Two and three-bedroom townhouses and condos range from the high $200,000s to the low $400,000s, with prices dependent upon square footage and subdivision. “Each subdivision is different and appeals to different budgets,” says Cindy Caskey, a local Realtor with Berkshire Hathaway HomeServices Towne Realty. “The front of the neighborhood is where you’ll find your condo communities. I’ve worked with a lot of seniors who move to the area to downsize and are drawn to the first-floor bedrooms.”
HOA amenities and monthly dues
The neighborhood is split into smaller subdivisions, each with their own fees and amenities. The North Shore at Ridgely Manor single-family home community has monthly fees of around $110, which covers trash pickup, community maintenance and access to the neighborhood’s ponds. Subdivisions like Belmeade, Westbriar, Grace Hill and Farrcroft have monthly dues in the low to mid $300s, and offer amenities like clubhouses, community boat docks and outdoor pools.
Highly rated public schools close to home
Local families are served by Virginia Beach City Public Schools. Students can attend nearby schools like Luxford Elementary and Bayside High. The highly rated district is home to two career and technical education centers, with programs ranging from health and medical sciences to business and information technology. The district also partners with Tidewater Community College and other nearby schools for its dual enrollment courses.
Waterside recreation and beach access
“Ridgely Manor is super close to the beach,” says Caskey. “And you’re not far from the Brock Environmental Center and the hiking at First Landing State Park. Chic’s Beach is a popular, bayside beach just 5 miles away, while the Virginia Beach Oceanfront is around 14 miles east. First Landing State Park sits between the coast and Broad Bay and offers around 20 miles of hiking trails, campgrounds, picnic shelters and a boat launch. Less than a mile from Ridgely Manor, the Cypress Point Country Club is home to an outdoor pool, a bar and grill and a public golf course in the nearby community of Cypress Point.
What to know about flood risk in Ridgely Manor
Due to its low elevation and proximity to Lake Smith, Ridgely Manor has an elevated flood risk in some areas. Here’s what you should know about potential flooding in the neighborhood:
The main cause of flooding in the area is intense rainfall increasing the water level of Lake Smith.
While most homes lie in areas with minimal risk, some lakefront and creek-side homes lie in FEMA Zone X, which has a slightly elevated risk level.
Sea level rise has affected the area’s drainage systems, and rising groundwater can affect lakeside neighborhoods like Ridgely Manor.

Driving to major employers and the airport
“This area is a quieter part of town when it comes to noise from the nearby military bases,” says Caskey. “You get basically no aircraft noise even though we have the base nearby at Little Creek.” Major roads connect just outside of the neighborhood, offering easy access to nearby amenities and major employers:
The Joint Expeditionary Base Little Creek-Fort Story is about 4 miles away via Haygood Road and Independence Boulevard.
Interstate 264 offers a 16-mile route to the Oceana Naval Air Station.
Norfolk International Airport is around 6 miles west.
Shopping and dining on Wesleyan Boulevard and Route 58
Wesleyan Boulevard borders the neighborhood to the south and offers a small selection of businesses. The Cypress Point Shopping Center is home to Dollar Tree, a pizza place, a Thai Restaurant and a salon. U.S. Route 58, locally Virginia Beach Boulevard, is a major commercial corridor just a few miles south of Ridgely Manor. Wegmans, Walmart and The Fresh Market are all nearby for groceries and conveniences, while dozens of chains and local eateries are within reach.
