Cypress Point is a lakeside golf community that blends outdoor recreation with everyday convenience. Best known for its country club and roomy homes with views of Lake Smith, the neighborhood appeals to families, military service members and professionals alike. Residents appreciate the strong school options, manageable commutes to major employers and military bases and a laid-back lifestyle shaped by country club amenities, parks and nearby beaches. Plus, there’s plenty of shopping and dining, with both Virginia Beach Town Center and Norfolk Premium Outlets just a short drive away.
Single-family homes and condos with golf course or water views
The neighborhood features mostly single-family homes built in the 1980s and 1990s. These Colonial Revival, New Traditional and ranch-style homes rest on neatly landscaped lots that range from about a tenth of an acre to more than a third of an acre, with attached garages and, in many cases, in-ground pools. Some properties have golf course views, but the most sought-after homes are on the waterfront. Living space is ample, averaging more than 2,700 square feet, which is significantly above the national average. There are also two- and three-bedroom townhouses and condos. “There’s a nice development of condominiums that are well taken care of and brick. People like that they have garages and they’re on the golf course,” says Cindy Caskey, a Realtor with Berkshire Hathaway Homeservices RW Towne Realty.
How much detached homes, townhouses and condos cost in Cypress Point
The median sale price in Cypress Point is around $380,000, slightly below Virginia Beach ’s median and that of Bayville, another golf community nearby. Here’s how home prices break down by type:
Townhouses range from the upper $200,000s to the lower $400,000s.
Detached homes range from the mid-$400,000s to the mid-$700,000s
Condos don’t go on the market often. Only two units were sold in recent years in the mid-$300,000s.
Some townhome and condo communities have HOAs with monthly fees ranging from around $120 to more than $430.
Highly rated public and private school options
Cypress Point is within the Virginia Beach City Public Schools district. Students can go to Luxford Elementary School, Bayside Middle School and Bayside High School, which features a Health Sciences Academy. All three schools are highly rated. The district offers limited out-of-zone transfers for specific reasons, such as military relocation, but requests are subject to space availability. The highly rated Norfolk Academy is a nearby private option.
Highway access makes it easier to reach top employers nearby
Driving is the main way to get around the Hampton Roads area that includes Cypress Point, and commuters here are just minutes from major highways. “It’s close to interstates 64 and 264, which is rare. I-264 takes you Downtown Norfolk, and I-64 takes you to the peninsula. So, it’s convenient,” Caskey says. Top employers include:

Country club amenities, lakes and beaches shape outdoor life
Outdoor recreation is a way of life in this region, and Cypress Point offers a variety of ways to stay active. Many residents are members of Cypress Point Country Club, where you can golf on an 18-hole course, play pickleball or relax by the pool before getting a bite to eat at Cypress Bar & Grill. Watersports are a popular pastime on Lake Smith. Residents without private access can visit the Lake Smith Lake Lawson Natural Area, which has a boat ramp, fishing pier and tree-shaded hiking trails. Cypress Point North Park is popular with families for its playground and gazebo. The Norfolk Botanical Garden is another family-friendly spot nearby, offering strolls through manicured gardens and seasonal events. The Virginia Beach Oceanfront is about 15 miles away, and beaches along the Chesapeake Bay are even closer. “There’s city parking down by the Lesner Bridge,” says Caskey, who suggests avoiding the popular Chic's Beach area because parking is limited. “You can also go to First Landing State Park.”
Where you can shop and dine near Cypress Point
Popular shopping, dining and entertainment destinations are within 5 miles of the neighborhood. You can browse more than 65 name-brand stores at Norfolk Premium Outlets or spend a whole day at Town Center of Virginia Beach in Pembroke, which features familiar retailers, high-end boutiques, more than two dozen restaurants and a movie theater, as well as Zeiders American Dream Theater and Sandler Center for the Performing Arts. Food Lion is the closest grocery store, but other options, ranging from Lidl and Aldi to The Fresh Market and Wegmans, are all within reach.
What buyers should know about flooding and jet noise
With creeks and lakes hugging the neighborhood, it does have a flood risk, though Caskey says it’s not a major concern: “There are no drainage issues in Cypress Point. It’s pretty high [in elevation] and the lake isn’t tidal.” Homes along the waterfront must have flood insurance coverage, as they’re within or next to Special Flood Hazard Areas. “One thing worth noting is that it’s very quiet because there isn’t any jet noise [in the neighborhood], like in other areas,” Caskey says.
