Vista Santa Rosa is a small Thermal community in the foothills of the Santa Rosa Mountains. Surrounded by date palms, equestrian facilities, country clubs and hiking trails, this small enclave offers country living and outdoor recreation. “People live here because they like the rural feel of the area,” says Susan Harvey, co-owner of Desert Pacific Properties with over 15 years of experience. “There’s beautiful mountain vistas, big ranches and lots of people ride their horses.” Desert International Horse Park, a popular venue for horse shows, is nearby, and residents are several miles away from the dining and shopping districts of La Quinta, Coachella and Indio. The community has a CAP Index score of 2 out of 10, lower than the national average of 4.

Subdivisions and custom-built estates and ranches in Vista Santa Rosa

Vista Santa Rosa has several small subdivisions, private estates with equestrian facilities and large tracts of pastureland. Single-family midcentury ranch-styles are typically between $360,000 and $700,000, and yards, with landscaping suited for the desert heat, can go up to a quarter-acre. “Home prices vary quite a bit, with homes starting around $600,000 and going into millions, and a lot of it depends on the age and the condition of the home,” Harvey says. “Some of the larger custom homes have large land parcels with equestrian features.” The area also has private and oftentimes gated sprawling estates and ranches selling from $1 million to around $7 million. These compounds can have over 5 acres of land, with orchards, riding arenas and barns on the property. Large acres of land can also be purchased for $1 million to $10 million.

Horse shows, polo clubs and golf courses around Thermal and La Quinta

Horseback riding has a big presence in Vista Santa Rosa, and equestrian facilities, polo clubs and ranches dot the community. “The horse shows and weekend polo matches are a big thing,” Harvey says. Desert International Horse Park hosts several horse shows from October to March, making it a popular venue to see the National Sunshine Series and USHJA National Championships. Rancho Polo Equestrian Center has a private polo club, and MTN Equine offers equestrian training. Many golf courses and prestigious country clubs also surround the area, including The Madison Club, Trilogy Golf Club at La Quinta and The Palms Golf Club. Just north of the community, Bagdouma Park has sports fields, basketball courts, an outdoor community pool and a playground. Trailheads for the 7-mile Martinez Canyon Trail in the San Bernardino National Forest and the nearly 13-mile Boo Hoff Trail are south of the area.

Shopping and dining options in La Quinta and Indio

Many restaurants and shops are along Route 111 in La Quinta and Indio, about 5 miles north of Vista Santa Rosa. La Quinta Cliffhouse serves elevated American fare with an award-winning wine list. Sloan's is a local eatery with a laid-back atmosphere, and Taco Shop 760 is down the street. Residents have many grocery options, ranging from Vons, Stater Bros. and Ralphs to Trader Joe’s and El Super. Big-box stores like Costco, Walmart, Target and Lowe’s are also close by, all of which are along or off Route 111.

Public schools in Coachella Valley Unified School District

The community is served by Coachella Valley Unified School District. Children may attend Mountain Vista Elementary School or Westside Elementary School, both of which have a C-minus grade from Niche. Children then go on to the C-minus Cahuilla Desert Academy, an Advancement Via Individual Determination middle school that emphasizes college and career readiness. Coachella Valley High School offers many career pathway academies, ranging from hospitality, digital design and engineering to health, behavioral health and agriculture. The high school scores a C-plus.

World-famous festivals in the Coachella Valley

The iconic music festival, Coachella, also known as the Coachella Valley Music and Arts Festival, takes place every April in Indio, about 5 miles north. Celebrating the region’s annual date harvest in February, the Riverside County Fair & National Date Festival takes place at Indio’s Riverside County Fairgrounds, featuring date treats and events like livestock shows and live entertainment.

Getting around the Coachella Valley

The community is near state Route 111, which serves as a major route throughout the Coachella Valley. Residents can also take Interstate 10 to reach San Bernardino, about 80 miles away. Palm Springs International Airport is about 25 miles away, and John F. Kennedy Memorial Hospital is 5 miles north of the area. “Many people who live in the east Coachella Valley area fly into Jacqueline Cochran Regional Airport on private jets,” Harvey Says.
