Mountain views, top employers and spacious living near Greenville
Wade Hampton is a large suburb tucked in the foothills of the Blue Ridge Mountains, roughly 5 miles from Downtown Greenville. This proximity to Upstate South Carolina’s anchor city makes it easy to access major employers like Michelin, Duke Energy and BMW Manufacturing. “We also have a big healthcare system with Prisma Health headquartered here,” says Stephanie Lasitter, a local and Realtor with Nest Realty. Along with nearby employers and mountain views, Wade Hampton “is in a great school district,” Lasitter says. “There’s also a lot of land so you have room to spread out.”

Midcentury and New construction homes in a competitive market
Most homes in Wade Hampton were built between the 1950s and ‘80s, though some new subdivisions recently began popping up on the community’s south end. Two-story townhouses from the mid-2000s are scattered throughout the area. “A lot of the traveling doctors and nurses and BMW contract workers will buy the townhouses as temporary or transitional homes,” says Lasitter. While these properties have a high turnover rate, this isn’t common in Wade Hampton. “It can be harder to get in here because inventory tends to be low,” she says. “Once people move here, they stay and a lot of the homes are sold by word of mouth.” The median sale price here is $345,000, putting it right on par with South Carolina’s median price.

From here, it’s just a short walk to the Pavilion Recreation Complex. This large park has an inclusive playground, a community garden and a full-size ice hockey rink, where the professional Greenville Swamp Rabbits practice. “You can sign up for youth and adult hockey leagues there, too,” Lasitter says.

Big box stores, grocers and fast-food chains border both sides of the road, and hole-in-the-wall restaurants are tucked away in old strip malls. The city’s main retail center, Haywood Mall, has more than 120 shops and restaurants directly across the interstate. Even more chain retailers and big box stores are just 2 miles away along Woodruff Road. The Greenville State Farmers Market occurs on the north edge of Wade Hampton every Monday through Saturday. “It’s really nice because we can shop there regularly all year long,” Lasitter says. “Their prices are some of the best I’ve ever seen for homegrown produce.”
