A mill town turned historic district near Narragansett Bay
Established in the late 18th century, Wakefield-Peace Dale was once replete with textile mills. Today, the South Kingstown village is no longer known as an industrial hub but is a registered historic district, with many original churches and houses still standing. The community’s nearly 9,000 residents also enjoy a thriving downtown district and proximity to Narragansett Bay beaches. This charming waterfront setting has kept some locals around for decades. “I was born here, moved away in my late 20s and then came back. I missed all the beautiful architecture and how easy it is to drive to the beach,” says Kathleen Kourakis, a sales associate with Mott & Chace Sotheby’s International. “Now I’ve lived here for about 40 years, and I’ll never move away again.”

Some houses date back to the 1800s
Wakefield-Peace Dale’s earliest homes include Colonial Revivals, saltbox houses and bungalows built between the 1880s and 1920s. There are a few mid 20th-century Cape Cod cottages and some New Traditional houses from between the 1980s and 2020s. The median townhouse price is around $680,000, while the median single-family home price is about $550,000. Both prices are above the national median. Severe weather and hurricanes can cause Narragansett Bay and the community’s ponds to overflow, so homeowners may need flood insurance.
According to the Rhode Island State Police, Washington County, known locally as South County, has lower property and violent crime rates than state figures.

Beaches on Narragansett Bay and historically significant churches
Founded in 1938, Old Mountain Field is the oldest park in South Kingstown. Locals can fish on the pond, enjoy the skateboarding park and play tennis. Hiking trails surround other community ponds and stretch across conservation land, like the nearby John H. Chafee National Wildlife Refuge. Boat owners will find yacht clubs and marinas along Point Judith Pond, just south of Wakefield-Peace Dale. Home to Roger Wheeler State Beach and Scarborough State Beach, the neighboring town of Narragansett offers plenty of public recreation space on the bay. Though locals have to drive about 6 miles southeast to reach either beach, Kourakis says there are benefits to this distance. “There’s a bit more traffic in [Wakefield-Peace Dale] when people drive to and from the beach, but we never get nearly as many tourists as Narragansett.”
Wakefield-Peace Dale experiences cold, snowy winters. Indoor community centers include the Peace Dale Library, still located in its original building from 1891. The South Kingstown Recreation Center has a fitness room and a basketball court. Open mic nights, tribute bands and comedy shows are all regular events at Pump House Music Works, which once supplied water to the area over a century ago. Several historic houses of worship are here. The Italianate-style Wakefield Baptist Church has been around since 1852, while the Romanesque Revival-style Peace Dale Congregational Church was built in 1895.

The University of Rhode Island is nearby
Wakefield-Peace Dale is in the South Kingstown School District, earning a B from Niche. The district serves around 2,500 students with a 12-to-1 student-teacher ratio. Prekindergarten through eighth grade Monsignor Matthew Clarke Catholic Regional School and the ninth through 12th grade Prout School both receive A-minus grades.
The University of Rhode Island is less than 4 miles north of the village. Kourakis says college students rarely live in the area, but parents who live out of state sometimes buy houses here. “They’ll buy a house to visit during the summer and be close to the water and their students. Then, they end up keeping it as a vacation house after graduation.”

Cozy taverns, breakfast cafes and locally owned boutiques fill Federal and Colonial Revival-style storefronts along Main Street. The Contemporary Theater Company, also downtown, hosts plays, improv classes and youth summer camps. Grocery stores, chain retailers and fast-food restaurants sit at the intersection of Main Street and Kingstown Road. South Pond Shopping Center, on the community’s southern end, is the biggest mall in South County, with over 20 stores.

Proximity to U.S. Route 1 and the Point Judith Ferry
U.S. Route 1 runs along Wakefield-Peace Dale’s eastern edge. The highway connects with state Route 4 and Interstate 95, making Providence a 33-mile drive north. Depending on traffic, the drive typically takes between 40 minutes and an hour. Rhode Island Public Transit Authority buses offer rides to other towns in South County, including Narragansett. The Point Judith Ferry, 7 miles south, provides year-round boats to Block Island, a vacation spot known for its lighthouses and quiet beaches. The South County Hospital has 100 beds and an emergency department.
