Between Allaire State Park and the Central Jersey Shore
On paper, Wall Township looks like a support suburb for Jersey Shore beach towns. Sitting behind Belmar and Manasquan, Wall Township has the convenient shopping, highly ranked schools and wooded nature areas that are harder to find on the water. But being a short drive or bike ride to the ocean and having the Garden State Parkway cut through it makes this Central Jersey neighborhood attractive on its own. “Its ideal location is one of the reasons it’s so popular,” says Jacob Smith, who grew up in Wall Township and has worked in real estate since 2005. “It has a rural feel in certain areas, a beachy feel in others, and you have a lot of little downtown areas in the nearby neighborhoods.”

Once beach-adjacent farmland, now suburban convenience
Most houses in Wall Township are single-family, and they come in a range of sizes and styles. “Close to the beach the lots are smaller, and in western Wall you probably have an attached garage,” Smith says. “Throughout you have a mix of bungalows, Cape Cods, ranches, split-levels and a couple log cabins in wooded areas.” House prices range from $700,000 to $2 million, depending on size, renovations and proximity to surrounding beach towns, and sprawling estates can fetch up to $8 million. In several newer developments, prices for detached and semi-detached townhouses range from $500,000 to $900,000, and at Xanadu at Wall, a community for residents 55 years and older, condo unit prices are around $600,000. With limited space for new development, buying can become competitive. “There are probably 10 to 15 buyers for every house, as long as it’s in nice shape,” Smith says.
Wall Township is home to many large estates, especially to the west where there are many farms.
Smaller ranch style homes can be found in the eastern section of Wall Township.

Top-of-the-class public schools
Families in Wall Township have half a dozen public schools to choose from, and each one is ranked at the top of the class. The entire Wall Township public school district has an A-minus grade from Niche, with especially high marks for the schools’ clubs and their college prep programs. Both Central Elementary and Old Mill Elementary teach kindergarten through fifth grade and have an A-minus grade from Niche. West Belmar Elementary, which is just east of Wall Township and has a B-plus grade, has also become a popular option. “A lot of people vote for West Belmar Elementary as the best school,” Smith says. Wall Intermediate teaches grades sixth through eighth and has a B-plus grade. Finally, there’s Wall High School, which has an A-minus, and Communications High School, which has an A-plus.

A state park in the backyard, beach boardwalks in the front
Allaire State Park is on the western edge of Wall Township, giving residents access to hiking, mountain biking and horseback riding trails, campgrounds, fishing in the Manasquan River and a 19th-century industrial village with a preserved blacksmith site. At Wall Township’s north end, Shark River accommodates boating, paddle boarding and cross country running around the perimeter.

Classic Italian eateries and a beach-town food scene
Route 35 runs lengthwise through Wall Township and has over a dozen restaurants. Mossuto’s Italian Market is a favorite, with a full-service deli in addition to pizza and pasta dishes. “A lot of restaurants in Wall are BYOB,” Smith says, “so people often eat in the neighboring beach areas.” The Whole Foods on Route 35 is convenient for groceries, and up the road is a Target for everything else.

The Nearby Garden State Parkway makes driving to North or South Jersey convenient, and NJ Transit train stations in neighboring beach towns make commutes to New York City possible.

Crafting markets, science fairs and a NASCAR-style racetrack
In addition to Wall Township’s annual town fair, Allaire State Park has antique shows and craft fairs. The InfoAge museum gives kids hands-on STEAM education on NJ Makers Day, and Wall Stadium Speedway has races and demolition derbies.
You can head to Wall Stadium racetrack in Wall Township on the weekends for stock car racing.
Wall Township is home to the ISEC The InfoAge Space Exploration Center.
