Rural living with modest homes and new builds on the city's outskirts

Wallis has a quiet, rural feel with a mix of older, modest homes on large lots and some newer upscale homes in the growing community of Orchid Estates at Twinwood, located on the city’s far northern outskirts. Brazos Independent School District serves the area. Residents often commute to Katy or Houston for work. Shopping and dining options are limited within the city, so Rosenberg, about 20 miles away, is usually a go-to for errands and entertainment.

Older $370K homes contrast with high-end builds in Orchid Estates

The median price for homes near the center of the city and on the southern outskirts is around $370,000, generally more affordable than those in nearby Sealy and Rosenburg. Styles include manufactured, ranch-style and minimal traditional designs and tend to be older. They sit on spacious, grassy lawns along quiet, rural streets. Homes on the southern outskirts of the city tend to sit on multiple acres.

On Wallis’s northern outskirts, you can find large four- and five-bedroom properties by Newmark Homes in the growing upscale community of Orchid Estates at Twinwood. Some houses are built and some are still under construction. These properties typically range from $1.4 million to $1.6 million.

Kids can attend Brazos ISD schools and nearby private options

Brazos Independent School District serves the city and functions largely as a traditional neighborhood district, with no stand alone magnet schools and limited intra district choice. Families may request transfers within or into the district, but approvals typically depend on space, attendance and behavior criteria set by district policy. Kids can attend Brazos Elementary School, Brazos Middle School and Brazos High School.

When it comes to private schools, families need to travel a bit to get to them. There are a few within 20 miles of the city, including Simonton Christian Academy, for kids from prekindergarten to seventh grade; Holy Rosary Catholic School, which serves prekindergarten through eighth grade; and Westlake Preparatory Academy, which teaches all grade levels.

Limited local jobs mean commutes to Katy and Houston

There is limited employment in Wallis, so most commute to Katy or Houston, around 25 and 50 miles away, respectively. Since Wallis is so tucked away, commute times can be longer than average driving times for the area.

Major employers in Katy and Houston are in the energy industry, including BP America and Shell; at universities and in healthcare. Houston is home to Texas Medical Center, the largest medical complex in the world.

Flood risks are notable and summers bring heat and storms

Wallis is vulnerable to flooding since it’s located within the Brazos River watershed. Flood insurance is strongly suggested for homeowners and required if homes are in a FEMA Special Flood Hazard Area or have a federally backed mortgage. As far as other major weather events, tornadoes can happen, but serious tornadoes are rare. Wildfires are infrequent, but can occur during dry, windy weather.

Summers in Wallis are very hot and humid, with average highs between 90 and 95 degrees and afternoon thunderstorms that are sometimes brief but intense. Those storms can bring large hail, power outages and damaging winds. Winters are mild and generally last between December and February, with average highs in the 60s and lows in the mid-40s.

Essentials and internet at home, more options in Rosenberg

Within Wallis, there is a post office, a library, several houses of worship, a police department and a handful of businesses. Most are concentrated along Commerce Street and include:

  • Dollar General
  • Locally owned Snowflake Donuts, which also sells breakfast sandwiches
  • Cadence Bank
  • Peanut’s Corner, a local watering hole
  • Las Flores Mexican Restaurant, a local spot loved for its authentic dishes
Rosenberg has big box stores like Walmart and Target, grocery stores like H-E-B and Kroger, lots of popular chain restaurants like Chick-fil-A and Texas Roadhouse, and Cinemark Rosenberg 12, where you can catch the latest movie. There are also parks, several museums and a walkable downtown area. The closest hospital, OakBend Medical Center, is in Richmond, also about 20 miles away.

Wallis Memorial Nature Park is located off Commerce Street and offers tables and grills for cooking out. Less than 2 miles from the city’s center is Mynarik Park, off Highway 60. This park is larger and has a catch and release pond, a playground, basketball court, walking path and covered pavilion.

For residents who work remotely, internet access here includes a range of options: fiber, fixed wireless, 5G home internet and satellite. Internet speeds can vary by street or even by lot.

We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
