South Side is an appealing slice of the booming City of Waltham that straddles the Charles River, bursting with quality dining and a diverse array of homes. Waltham is a town that has experienced a rash of new arrivals thanks in part to its housing value compared to surrounding areas. “It’s a riverfront community with lots of space for outside activities without a long commute to the neighboring towns,” says Natalie Marsh, a Realtor with Compass who was born and raised in the Boston area. According to Marsh, many young professionals, professors and families flock to the area, due to major employers such as Boston Children's Waltham Hospital and many private colleges like Bentley University, Brandeis University and Boston University.
“People are coming in droves,” says Dave DiGregorio, a local Realtor of Coldwell Banker Realty who has been selling homes in the area for nearly three decades. DiGregorio describes Waltham as a secret that has now been revealed, with all the people who are arriving in the area. But with all that South Side and the rest of the city has to offer, it’s a surprise that it was ever a secret at all.

A mix of homes in South Side
South Side features a predominance of homes built around the turn of the 20th century, but also some built in the mid-20th century, which includes a mix of single and multi-family homes. Many of the older houses in the area include examples of Italianate and colonial architecture and range from $500,000 to $650,000, while the midcentury options tend to have Cape Cod styling and range from $700,000 to more than $1 million depending on the size. Regardless, homes in Waltham sell quickly, according to DiGregorio. Sidewalks connect much of South Side’s residential blocks — much of the neighborhood has an urban feel, with homes built densely together. However, some sections of South Side, north of the Charles River, feature bigger lot sizes, stretching at least a few thousand square feet.

Low student-teacher ratios, new renovations
Waltham Public Schools serves students in the area, with a B from Niche. Children may attend Henry Whittemore Elementary School, which has a C-plus, before advancing to John W. McDevitt Middle, which has a B-minus. The school offers a Renaissance program that encourages students to keep good grades and stay out of trouble. The B-rated Waltham High School has a student-teacher ratio of 10-1 and is currently in the process of renovation, with completion projected for August 2024. Bentley University and Brandeis University are two private colleges in the neighborhood.

Catch a game at McKenna Playground
South Side’s largely urban nature doesn’t mean an absence of nearby green spaces. People visit the 3-acre McKenna Playground for its basketball courts and a baseball field. The Charles River Greenway is a 23-mile paved route bordering the river that runs by McKenna Playground. Residents take a trip to the Charles River to kayak, canoe, or paddleboard on the water. Athletes can play organized sports at the Waltham Community and Cultural Center. The center also hosts an annual Winter carnival with games, prizes and bouncy houses for kids in the area. Chemistry Station Park offers residents and small greenspace with a walking trail, benches and a chess-playing area. Golfers head to Weston Golf Club, an outdoor 18-hole course, or to the Birdie Bar for indoor golf in the winter months.

Commute to Boston and back
Massachusetts Bay Transportation Authority offers public transportation by bus for those commuting around town and to Boston. There is also a train station in the area for those who need it. When locals don’t know whether to eat breakfast or lunch, they visit In a Pickle, a casual brunch spot. Tempo, a bistro serving upscale American fare, including a range of seafood, is one of the standout spots on Moody Street. In addition to the food, cocktails, and beer — the restaurant hosts live music on both Friday and Saturday nights. Gustazo Cuban Kitchen & Bar is an authentic eatery known for its Tapas. For dessert, locals head to Lizzy’s Homemade Ice Cream, which has more than 50 flavors.

Summer concerts at city hall
Waltham Common is a 2-acre rectangular tract that sits on Main Street and contains the city’s town hall, but also, a grassy area with walking paths and benches. The space serves as the site of multiple events over the course of the year, including a summer concert series on Tuesday nights in July and August, a Christmas parade and a Menorah lighting.
