An outdoorsy reputation on the New Jersey-New York border
Wantage is a community of creeks that feeds into the Wallkill River, right on the New York state border. This rural neighborhood has an outdoorsy reputation, with park space hugging both ends: Wallkill National Wildlife Refuge to the east and High Point State Park to the west, which connects to the famed Appalachian Trail. Between the refuge and state park, there are venues like Ventimiglia Vineyard, a small batch operation on a 50-acre site with hiking trails of its own. The locality’s coat of arms is emblazoned with a butter churn, signaling a heritage of producing edible goods. Dutch history is evident in the area, especially at Old Clove Church, built in 1829 with tall Gothic tapered windows. Although today, there are custom luxury homes as well as open pasture. “Wantage used to be farmland, and a lot of that has been sold off to make room for more housing,” says George Perrone, a Realtor of 35 years currently with Century 21. “Compared to neighboring localities, it has been a little bit cheaper to move up there, too, but that’s also changing.”

Diverse styles from the 40s up to the 2000s, starting at $280,000
Wantage homes vary in style and price, giving homebuyers access to choices that may be typically lacking in a rural setting. Homes from the 1940s coexist with homes from the 2000s. Still, people tend to move here for the spaciousness, and while larger lots may command a higher price tag, it’s not unusual for a single-owner home to come with 10 acres of land here. Some of the luxury homes sit inside planned subdivisions rather than more private estates, so it’s not an entirely rustic landscape. In terms of price, properties from the 1940s can sell between $280,000 and $425,000. They can have more of a square-shaped lot characteristic of classic suburbia. In the $500,000 to $700,000 range, it’s more common to see boxy multi-story homes with flat roofs, many built during the 1970s and '80s. Modern traditional homes fall in the $700,000s to the low $900,000s. These are recognizable from their multi-gabled roof lines and reliance on brick or stone instead of siding.

State Route 23 holds it all together
The sprawling character of Wantage means residents aren’t hearing traffic all day – or even encountering much. “It’s Sussex County, you’re getting a big home and a big lot,” says Juliet Lopez, a real estate agent with Keller Williams Integrity. “There’s not much traffic in the towns. And you can take Route 23 or Interstate 80 for an easy commute into New York City.” When taking Route 23 south to I-80, it’s about a 90-minute drive to the city. Route 23 is also the main way that most will traverse the neighborhood when running errands, eating out or even getting to park spaces. There are no buses along this stretch, and all the connecting roads are long and windy, requiring residents to have a car.
Small businesses like Clove Brook Market are community staples
Most of the locally owned retail operations are set up along state Route 23, the neighborhood’s central thoroughfare. Clove Brook Market sits a few paces away from Wantage Elementary, where it has been selling pastries and sandwiches for over 20 years. The business takes a European approach, selling everything from Italian cannoli to Irish soda bread. For a white tablecloth experience, customers can go for Greek cuisine at The Green Olive. Grocery shopping takes place in Sussex, where Shop Rite sits down the street from Acme Markets.

Fun on the water and on trails at High Point State Park
High Point State Park is certainly a major attraction for residents – and for people across the region. Lake Marcia spreads across 20 acres and has the distinction of being fed by springs, making it a safe place to swim. There are two other lakes on site, too, giving boaters many chances to get out on the water. Whether the goal is to get along on horseback, on bicycle or on foot, there are 50 miles of trails to explore. Wallkill River National Wildlife Refuge is an ideal place for birdwatching, whether that’s raptors, waterfowl or migratory birds. Woodbourne Park is more of a suburban outdoor recreation experience, with a playground, a dog park and athletic fields and courts. There’s a disc golf course across the street that’s strung along Papakating Creek. Recreation happens indoors, too, at Elias Van Bunschooten Museum, centered on a Dutch Colonial farmhouse from 1787.
