In the middle of northwest Oklahoma City is a 3-square-mile city within a city known as Warr Acres, where neighbors feel like family or, in some cases, are family. "Warr Acres is a really rooted community," says Chelsey Talkington, an agent with Fidelity Real Estate Brokers who sells homes across OKC. "It's a close-knit community where people have lived for a long time. You have grandparents who still live on the same street and kids who stay in the community but move just a few blocks over. It's a place where neighbors know neighbors, and they feel connected." That strong sense of community began with Warr Acres’ inception in 1948, when 11 local housing developments joined together and petitioned the county commission to become incorporated as one city. Beyond its tight-knit nature, homebuyers choose Warr Acres for its excellent location near the southern shores of Lake Hefner and zoned to Putnam City Schools, all without straying too far from the heart of downtown OKC just 20 minutes away.

Midcentury homes and brand-new developments
Warr Acres is mainly comprised of ranch-style homes from the 1950s and ‘60s that feature a mix of brick and wood siding. Despite their similarities in style, no two houses are exactly alike, with features including attached one- or two-car garages, small front porch overhangs with columns and fenced-in backyards dotted with trees. "You can find some midcentury ranches or midcentury modern houses nestled in a lot of the neighborhoods that are original and untouched," Talkington says. But not all areas of Warr Acres are quite so established — homebuyers looking for new constructions will also find larger Traditional-style brick houses located in recently developed subdivisions. These new builds can list for nearly $400,000, while midcentury homes tend to start around $140,000 for three bedrooms.

Community parks south of Lake Hefner’s shores
Residents can get some fresh air at one of the numerous playgrounds and pocket parks throughout the area, such as Baker-Kiwanis Park and Cherokee Hills Park, which are within walking distance from some homes. For more diverse recreation, folks head to Dolese Youth Park, which spans over 150 acres of shady trees, grassy fields and a well-stocked pond. This park is a popular destination for youth sports, but with its secluded fishing spots and 18-hole disc golf course, this suburban oasis offers something for residents of all ages. Just across the Northwest Expressway lies the tranquil southern banks of Lake Hefner. Along the lake's eighteen miles of shoreline, anglers cast lines from the fishing pier; skateboarders practice kickflips at the Stars and Stripes Skatepark; and golfers try to sink a hole-in-one at one of Lake Hefner Golf Club's two rolling green courses.

Students attend Putnam City Schools near home
Kids in Warr Acres can attend Putnam City Public Schools located right in their community. Young students in the southern end of the area are zoned to Central Elementary, which scores a C from Niche. James L. Capp Middle and Putnam City High both receive a B-minus. The high school ranks highly for diversity and for its array of clubs, many of which prepare students for life beyond high school with career-minded activities including Business Professionals of America and Air Force Junior ROTC.
Rollingwood Elementary is attend by children from all over OKC.
