Warson Woods is a community about 5 miles west of the St. Louis city limits that’s renowned for its carefully maintained properties and interconnected feel. “It’s very walkable, and the neighborhood is very friendly. I know this for a fact because I sell in here and have lived here for 40 years,” says Elizabeth St. Cin, an agent with Laura McCarthy Realtors for over 30 years. “It’s pretty shocking how many young adults have come back and lived in the neighborhood because they grew up here.” Made up of just over 850 households, Warson Woods is one of the smallest self-governed communities in St. Louis County. Still, its amenities allow residents to stay busy, and its proximity to the major employers of the City of St. Louis and St. Louis County adds convenience for commuters.
Carefully maintained properties north of Glendale
Houses make up over 75% of the neighborhood, giving Warson Woods a suburban feel despite its status as a city. Mature trees provide a blanket of shade over homes, and grassy lots with meticulous landscaping hover around a third of an acre. Architecture varies from ranch-style to custom builds, and construction dates range from the 1930s to the late 1990s. “We have two sections that have newer homes that are around 35 years old and 75 years old. Then, there’s the older section where every home is different,” St. Cin says. Because of the limited supply, houses sell quickly, and prices typically range from $550,000 to $750,000 — though some homes can sell for over $1 million, depending on square footage and condition of the property.

Split between highly rated districts and Ste. Genevieve de Bois
With college graduates making up 80% of the community, education is important to the people of Warson Woods. Divided between two school districts, students in eastern Warson Woods attend the Webster Groves district, while students in the west head to the Kirkwood district. If zoned for Webster Groves, students go to three schools with A-minus or higher grades from Niche: Hudson Elementary, Hixson Junior High and Webster Groves High. Students in the Kirkwood district attend schools with at least an A grade, starting with Tillman Elementary and North Kirkwood Middle. Kirkwood High features a 98% graduation rate, while Webster Groves High reports a 94% graduation rate. Private schools are also within walking distance, including Ste. Genevieve de Bois, a private Catholic elementary and middle school off Woodlawn Avenue.

From Royal Oaks Park to Warson Woods Swim Club
Though back yards offer a park-like setting with vibrant green lots and trees, Warson Woods includes several community spaces that invite neighbors to enjoy the outdoors. Royal Oaks Park contains pickleball, tennis and basketball courts, and right next door, Warson Woods Swim Club features a members-only pool that hosts the Hurricanes swim team. For a quiet place to relax or a playground to climb, Bergfeld Park and Dreher Park are two other options in the neighborhood. Less than 2 miles away, Old Warson Country Club allows locals to play golf of enjoy a meal in a private restaurant.
Soaking up vitamin D by the pool in Warson Woods Swim Club is a great way to stay healthy.
Of course, Warson Woods residents are pickleball fans.

Top spots to shop and eat along Manchester Road
With Manchester Road as the southern border of Warson Woods and sidewalks running throughout the community, residents can reach Schnucks and Dierbergs Market in less than a mile. Restaurants, like King Doh, Silver Pancake House and Panera Bread are also along the same strip, as is an option reminiscent of the well-loved Charlie Gitto’s Italian Restaurant, a St. Louis staple. “We have a new restaurant, Vangel’s, and the owner is the grandson of one of our great Italian restaurants in the city. You can literally walk to it,” St. Cin says. For more extensive shopping and dining options, Saint Louis Galleria is 4 miles northeast, and downtown St. Louis is about 12 miles away via Interstate 64.

Easy access to the interstate and Lambert Field
Manchester Road connects Warson Woods to the city, Interstate 64 and Interstate 44. Metro St. Louis also serves the thoroughfare, but bus routes do not connect to the neighborhood’s residential streets. Major employers like employers like Centene Corporation and Washington University are 7 miles away, and BJC Healthcare and Saint Louis University are within a 10-mile drive. St. Louis Lambert International Airport is less than 14 miles north for trips out of Missouri.
