Warwick’s bustling village, rural outskirts

Along the state’s border with New Jersey, Warwick offers small-town living with plenty of local businesses and outdoor attractions to visit. While most people know the community for its villages, the Town of Warwick stretches from the Wallkill River to Sterling Lake. The outskirts hold forest, farmland and rural properties on winding backroads, while those in Warwick’s village live in traditional subdivisions closer to most of the town’s amenities. “If you’re living in the village, you're able to walk to a ton of shops and restaurants,” says Zachary Leentjes, an Associate Broker with Wansor Realty, and a lifelong resident who’s been selling homes in the village for nearly 5 years.

Local dining in village center, farmers markets around town

Residents can find most of the town’s shopping and dining along State Route 94. Warwick village holds a diverse array of local restaurants, including Grappa Ristorante with contemporary Italian dishes and Fetch Bar & Grill with American favorites. There are also ethnic selections like Opa! Greek Grill and Bone Yard Cantina, which serves Mexican entrees and hosts Karaoke nights every other Friday. “We have around 20-25 restaurants in the village center,” says Leentjes. There are also several local markets around town, including Pennings Farm Market and the Warwick Valley Farmers Market. Additionally, ShopRite is across the street from Pennings Farm Market for essentials.

Mix of older craftsman, newer contemporary-style homes

Homebuyers can find older craftsman-style homes and colonials from the early-1900s, ranch-style and split-level houses from the mid- to late-1900s and contemporary styles built in the last 25 years. “There’s not a ton of new development, but there are some newer homes on the village outskirts,” says Leentjes. Properties within the villages are neatly arranged with modestly sized front and back yards, while houses on the town’s outskirts usually sit on somewhere between two to ten acres of land. Homes sell for a median price of $565,000, which is above the national median.

Village parks, mountain trails and lake fishing

Within Warwick village, Stanley Deming Park has basketball courts, a playground, volleyball court and a handball court. There’s also Memorial Park with a skatepark and baseball diamonds where Warwick’s little leaguers play. The Hickory Hill Golf Course is a public, 18-hole course with an on-site pro shop. Part of the over 2,000-mile-long Appalachian National Scenic Trail runs through Warwick on Mount Peter, which also opens as ski slopes in the winter. Greenwood Lake is a popular spot for boating and fishing. And the Warwick Drive-In Theater has been the town’s go-to spot for movies since 1950.

Enhanced STEM program at Warwick Valley High

Annual Applefest in October

The Warwick Applefest takes over the village in October. “The most we’ve had is 60,000 people, but it usually draws around 30,000 to 40,000,” says Leentjes. The annual event, which has been running since 1989, features over 300 vendors, four stages with live music and apple pie baking and eating contests.

Commuting via Route 94
