Greenwich Bay resort community-turned-modern suburb

Buttonwoods developed as part of the Nausauket resort area overlooking Apponaug Cove and Greenwich Bay in south Warwick during the late 19th century. It was modeled after Martha’s Vineyard, as a serene alternative to the touristy carnival atmosphere on the Rocky Point side of Warwick at the time. Today, Buttonwoods is still a quiet, laid-back part of town, known for its namesake beach and proximity to Warwick City Park. Compass Realtor Stephanie Carr, who has a decade of experience in the regional market, says Warwick is the first city south of Providence that feels “like a beach town,” because of its coastal location. RI Real Estate Services Realtor Renee Moussally adds that the Buttonwoods area, especially, gives off a classic coastal New England beach community vibe. “The beach is really something else, it’s a beautiful area.”

Competitive home prices compared to other Rhode Island markets

Residential streets branch from Buttonwoods Avenue, the main road running through the neighborhood’s center, from West Shore Road down to Buttonwoods Cove. The homes on them were built mostly between the 1960s and 1990s, in classic 20th century styles ranging from ranches and raised ranches to Colonial Revivals and split-levels. List prices run anywhere from $389,000 to $540,000, but homes have sold for between $145,000 and $629,000 recently. Moussally, who has decades of local real estate experience, says the Warwick housing market is affordable compared to other Rhode Island housing markets, like Newport or Barrington, where median home prices tend to be close to $800,000.

Bordering Buttonwoods Beach and Warwick City Park

Buttonwoods Beach is a sandy, swimmable beach on Greenwich Bay at the neighborhood’s south end. It’s part of Warwick City Park, a 126-acre public park stretching from the waterfront to Steven O’Connor Boulevard. Three miles of paved bike trails meander along the water and through the park’s greenspaces, past baseball fields, picnic areas, a playground and a pup park. There’s even a dirt track for racing remote-controlled cars, between the beach and the fenced-in dog area. A few blocks west of Warwick City Park, the Masonic Youth Center is a 70-acre private park maintained by the Rhode Island Masonic Youth Foundation, where Masons and their families, along with other community groups and civic organizations can enjoy swimming pools, athletic fields and picnic areas.

Warwick Public Schools’ Park Elementary anchors the neighborhood

While Warwick Public Schools offers open enrollment, meaning kids can apply to attend any school in the district, many Buttonwoods youngsters stick with their assigned school, Park Elementary. It’s located within a mile of most homes, at the end of Asylum Road in the middle of the neighborhood. Park earns a B grade from Niche. Winman Middle receives a C-plus and Toll Gate High gets a B-minus. Toll Gate’s Pathway Endorsement program that allows students to concentrate their coursework in specific fields. Subjects include computer science and biomedical science, with future pathways focused on law and interactive media communications being added to the roster for the 2025-2026 school year. A-rated Bishop Hendricken High School is a Catholic school for boys between ninth and 12th grades. The private school is less than 4 miles northeast of Buttonwoods and ranks second on Niche’s list of the best Catholic high schools in the state.

Chain retailers and local eateries surround Buttonwoods

For groceries and other everyday essentials, there’s a shopping center on West Shore Road within 3 miles of most homes with a Dave’s Fresh Marketplace, a Walgreens and a series of chain restaurants like Starbucks and Dunkin’. The Whalen, an old-school bar across from the grocery store, has been a Warwick mainstay for more than 60 years. Classic New England seafood eateries bookend Buttonwoods, from Crow’s Nest Fish House & Oyster Bar in the Nausauket neighborhood to Iggy’s Doughboys & Chowder House near Oakland Beach.

Close to U.S. Route 1 and the Rhode Island T.F. Green International Airport

While largely a car-dependent community, Rhode Island Public Transit Authority, or RIPTA, bus stops are available on main roads like Buttonwoods Avenue and West Shore Road. U.S. Route 1 is a couple miles west of Buttonwoods, connecting north toward Providence. The capital city and regional employment hub is just over 12 miles away, about a 20 to 30-minute drive, depending on traffic. The Rhode Island T.F. Green International Airport is about 3 miles north of the neighborhood. Despite its proximity, Moussally says air traffic noise isn’t a major concern here.
