Warwick Township is a suburban area with rural roots known for its convenience and strong sense of community. "It's an easy commute to major employment centers all around here. And it's got great schools and a wonderful park system," says Maryellen O'Brien, a Realtor with Keller Williams Real Estate who has over 30 years of experience. "You can get to a train station in under 15 minutes and go into the center of Philadelphia, and to the turnpike easily for commuting [to New York]." Preserving over 1,100 acres of its land, yet still offering robust shopping, dining and housing, the township blends natural beauty and modern rhythms. The township's Cap Index Crime Score of 1 out of 10 is significantly lower than the national average of 4.

Housing variety for everyone from first-time to luxury buyers

Luxury communities, acreage homes and modest subdivisions meet different lifestyles in Warwick Township. Architecture includes stately New Traditionals, custom builds, ranch-style residences and Colonial Revivals. Single-family homes start between $310,000 and $690,000. Larger, more luxurious properties fetch from $700,000 to over $1.7 million. Condos and townhouses are also an option, selling between $320,000 and $880,000. "The more updated and modernized the home is, the higher the price," says Nancy Casey, a Realtor with BHHS Fox And Roach Realtors who has more than 20 years of experience. Location also matters, with communities like Ridings of Warwick and Golf Club Estates commanding some of the highest prices.

A district rated A from Niche and local career training opportunites

Students attend schools within the Central Bucks School District, which earns an overall A-rating from Niche. "We have multiple elementary schools, several middle schools and three high schools. [Zoning] is geographically determined," O'Brien says. Middle Bucks Institute of Technology is local, providing hands-on training in various fields, including early childhood education and the culinary arts.

Playgrounds, sports fields and a fishing creek invite people outside

The township maintains around 12 miles of trails, including an over 1-mile loop at Warwick Township Community Park. A recreational focal point, the park gives basketball, hockey and soccer players a place to compete. Children cool off at the splash pad and bond at the playground while parents relax on the benches. The park also features a large pavilion. Golfers and swimmers head to The Bucks Club, which has a public 18-hole golf course and a members-only pool. Neshaminy Creek flows through the northern part of town and is a popular fishing spot. "The township is also really close to other parks, so you can go back and forth," O'Brien says. She says Kids Castle, roughly 6 miles away, has one of the most popular playgrounds.

Wine tasting in the countryside, shopping and dining along York Road

Shopping and dining centers along York Road, including local favorites like Jamison Pour House and chains like WaWa and Tractor Supply Co. Warwick Square gathers a range of options in one spot, from Grocery Outlet to a local pizzeria, Thai and Chinese restaurant. Rushland Ridge Vineyard & Winery, located in a rural area of the township, is on the Bucks County Wine Trail. In Doylestown's downtown area, about 6 miles away, locals can stroll from restaurants to museums and catch a film at The County Theater in the evening. Peddler's Village is within 8 miles. "It's like Dickens Village," Casey says. "There are all kinds of little shops and eateries, and at Christmas time it's magical." Hugging the Delaware River, New Hope offers more variety within 12 miles.

Movie nights under the stars and hayrides at a nearby farm

Summer Movies in the Park is held on select evenings from June to August at Warwick Community Park. The event is catered to children and has featured movies like The Little Giants and Despicable Me 4. Solly Brother's Farm, less than 4 miles away, is another fun adventure. During the Fall, neighbors head there for pumpkin picking and hayrides. "And they have the most delicious homemade pies," Casey says.

Routes through Buck's County and beyond

Pennsylvania Route 263 runs through the township. State Route 611 is roughly 4 miles west, and Interstate 276 is within about 10 miles. Commuters can drive 40 miles to Philadelphia or take the train from Warminster, just 5 miles away. It's less than 100 miles to New York City. One of the closest hospitals is Doylestown Health, about 6 miles away, and Philadelphia International Airport is roughly 50 miles from town.
