Quiet residential neighborhood 4 miles from downtown
16th Street Heights, about 4 miles from downtown Washington, D.C., offers quiet streets, detached single-family homes and a community where neighbors know each other. Adjacent to the lively neighborhoods of Columbia Heights and Petworth, 16th Street Heights borders the sprawling Rock Creek Park, home of the annual Washington Open and a popular hiking spot. The neighborhood was established to have a small-town feel, and at the turn of the 20th century, the streetcar enhanced the area’s popularity. Initially, white and Jewish residents comprised most of the population; however, in the 1960s, a large African American community moved in. Today, this is one of the most diverse neighborhoods in D.C.. Aside from a few restaurants and corner coffee shops, 16th Street Heights is entirely residential, but that’s why locals like it. Plus, potential homebuyers can find comparatively large properties here. “It attracts folks that want suburban living but also want to be in the epicenter of a major city,” says Kimberly Diggs, associate broker with Douglas Elliman and D.C. local. “You have tree-lined streets and stately colonial homes while remaining in the district.”
Rock Creek Park and Carter Barron Amphitheatre
16th Street Heights borders the nearly 2,000-acre Rock Creek Park, the third national park established in the country, opening in 1890. With equestrian stables, wooded walkways, hiking trails, golf courses and tennis courts, the park offers an escape within an otherwise busy city. Locals look towards the sky at the Rock Creek Park Planetarium while children learn about wildlife at the Nature Center next door. The William H.G. Fitzgerald Tennis Center hosts the Washington Open each summer, attracting spectators from all over D.C. and players from all over the world. Rock Creek Park is also home to the landmark Carter Barron Amphitheater, which opened in 1950 to commemorate the city’s 150th anniversary and quickly became a live music haven. It was the community’s cornerstone until an inspection in 2017 deemed the stage unstable. Before that, voices like Ella Fitzgerald, Bruce Springsteen and Nat King Cole filled the surrounding woods, bouncing off the bowl of the hill. Locals said there wasn’t a bad seat in the house. Despite chipped paint and graffiti, the amphitheater plans a comeback, and D.C. residents await it anxiously. The neighborhood also has two rec centers: the Hamilton Recreation Center and the Upshur Recreation Center.
Single-family homes and condos
In 16th Street Heights, cars are parked on the curb, and trees line the sidewalks. Housing accommodates a variety of lifestyles. Detached single-family homes typically range in price from $750,000 for a property that may need updates to $2.25 million for a historic home that has been completely renovated. Common styles include Arts and Crafts, American Foursquare, Italianate, Craftsman-stye and Colonial Revival. Rowhouses – from flat-front Federal style with shaded porches to ornate Victorian style – usually go for between $600,000 to $1.5 million. There are also condos available in the $200,000 to $700,000 range, depending on size, age and condition.
Early College Academy at Coolidge High School
Students are zoned for District of Columbia Public Schools. They can attend John Lewis Elementary School, which receives a B from Niche, before MacFarland Middle School, which gets a C-plus. Students can complete their public education at Coolidge High School, which gets a C-plus from Niche and offers the Early College Academy, preparing students for secondary education through Advanced Placement and honors courses during ninth and 10th grade and a full college circular in 11th and 12th grade.
Restaurants on 14th Street and Georgia Avenue
“There’s not a ton of commercial space, but that’s why people are attracted to it,” Diggs explains. “They like the quietness and small-town feel – they don’t want bars and things like that in their backyards.” There are, however, a few eateries along Georgia Avenue, the neighborhood’s eastern border. Safari D.C. serves African street food, while Pantry is a popular Thai spot that also offers sushi and cocktails. 14th Street also has a few restaurants, like the Laotian Thip Khao and Moreland’s Tavern, with American fares like burgers and fries. A few corner coffee shops and auto-parts shops dot the streets here and there. To eat at home, residents can grocery shop at Walmart Supercenter on Georgia Avenue or pick up the essentials from a few corner markets throughout the neighborhood.
Local organizations
The 16th Street Neighborhood Association and the 16th Street Heights Civic Association represent the community. “They have localized events where neighbors come together,” Diggs says. Some get-togethers include block parties, an Easter egg hunt and craft fairs.
Getting around 16th Street Heights
There aren’t any Metro stations in the neighborhood; the closest ones – the Columbia Heights and Georgia Avenue-Petworth stations – are about 3 miles away. Metro buses run along 16th Street and 14th Street, leading all over the city. The White House is 4 miles straight down 16th Street Northwest. And when it’s time to fly, the Ronald Reagan Washington National Airport is about 10 miles south.
The Highway to Heaven
Locally known as “The Highway to Heaven,” 16th Street is lined with nearly 50 houses of worship, spanning nearly every denomination. Temples, churches, masjids and other spiritual centers coexist along this street. Constructed in 1816, St. John’s Episcopal Church was the street’s first house of worship. The yellow colonial-style building continues to hold service.

Not particularly everything is in walking distance besides a dry cleaner, restaurant/bar, convenient store, and gas station but everything else can be accessed by catching 1 bus for a short period of time.
