How Bellevue’s housing market compares to the rest of D.C.

You’ll find a wide range of housing options in Bellevue, including single-family homes that tend to offer more space than is typical for Washington. “There are some big, beautiful single-family homes that offer panoramic views of the city skyline, which I think is really unique,” says Russell Carter, a local Realtor with Keller Williams Capital Properties. Single-family homes typically sell from the mid-$300,000s to the low $500,000s. Townhouses and condos round out the mix, with prices generally ranging from the low $100,000s to the mid-$400,000s.

Those prices are a major draw for buyers, especially compared to the wider Washington market. Bellevue’s median sale price is notably lower than the citywide median, which makes it a popular choice for first-time buyers and others looking for more value. “It’s one of the parts of D.C. that’s still affordable for you to purchase a home, and we’ve seen it grow in value over the past few years,” Carter says. “Most of my clients generate $100,000 in equity within 5 years.”

Commuting and Joint Base access from Bellevue

Bellevue doesn’t have its own Metro station, but it’s a short drive to the Congress Heights, Southern Avenue and Anacostia stations on the Green Line, all three of which offer paid parking options. From there, commuters can reach Navy Yard or transfer at L’Enfant Plaza for connections to Capitol Hill and Downtown DC. Metrobus routes also run through the neighborhood, linking Bellevue to nearby Metro stations and shopping areas.

For drivers, Bellevue sits close to I-295 and the Capital Beltway, making it a convenient home base for commuting to Maryland or Northern Virginia. The neighborhood is also less than 2 miles from Joint Base Anacostia–Bolling, so it’s a popular choice for military families who want to live close by. “Sometimes they can’t find housing on the base, or they don’t want to live on base, but they have housing options just a few minutes away. That’s one of the best things about Bellevue,” Carter says.

Public schools and school choice through DCPS

Bellevue is served by District of Columbia Public Schools. Depending on where they live, students are zoned to either M.V. Leckie Education Campus or W.B. Patterson Elementary School and Hart Middle School, and then to Ballou High School. Families can enroll directly in their assigned DCPS schools for kindergarten through 12th grade. Preschool programs and out-of-boundary DCPS options require an application through the citywide My School DC lottery, which also manages enrollment for all public charter schools. For private schooling, St. Thomas More Catholic Academy is located just outside the neighborhood in Washington Highlands.

Living between Oxon Run Park and Shepherd Parkway

A handful of parks and community hubs are within walking distance of Bellevue. Indoor and outdoor recreation spots include:

  • Oxon Run Park, with trails, playgrounds and basketball courts

Everyday shopping and dining around Bellevue

Bellevue isn’t a shopping and dining hub, but it does have a handful of neighborhood businesses that cover the basics. You can grab takeout at Eddie Yum’s, pick up groceries at Elmira Market or fill prescriptions at Excel Pharmacy. For more options, most people head into nearby Congress Heights or make the short drive to Maryland suburbs like Oxon Hill or National Harbor. Several retail destinations are within a few miles, including:

  • Eastover Shopping Center, which has a Giant and a Dollar General
  • Rivertowne Commons, with a Target and chains like Outback Steakhouse
  • Tanger National Harbor, an outlet mall where brands include Calvin Klein
