An accessible neighborhood with a host of amenities
Greenway, a village-like neighborhood lining Anacostia River and the River Park, is a “hidden gem” among eastern Washington, D.C. neighborhoods. Featuring a functional mix of multi-family and single-family dwellings, the neighborhood is flanked by the freeway, making it accessible for commuters, and still features a price point that is more affordable than other areas in the nation’s capital. “It’s one of the many overlooked areas east of the river, a diamond in the rough,” says Brandon Scott, a Realtor with Keller Williams Capital Properties. “You get that access to downtown life, but there’s also a lot of amenities in the community for people who want their own personal retreat.”

A friendly community with affordable homes
The overall atmosphere of Greenway brings to mind the Cheers sitcom slogan: “Everyone knows your name,” says Scott. “Many of the neighbors have been there for 20 or 30-plus years and seen their kids and grandkids grow up in the area.” Cottages, bungalows and shotgun-style houses are well-tended, with a combination of chain-link and wooden picket fences. Inviting front porches and pitched roofs give the neighborhood a quiet charm despite its urban setting. Minnesota Avenue, the busy thoroughfare that runs through the eastern end of the neighborhood, is lined with late 1940s brick town houses and duplexes. In recent years, the neighborhood has piqued the interest of DIY renovators and developers due to its relatively affordable price points. A charming two-bedroom cottage in the center of Greenway costs about $400,000. A brick town house is on the market for about $490,000. For interested builders, a vacant lot is valued at $250,000.

Bike, skate, and swim
The Greenway neighborhood is close to several parks with unique offerings. “You get lots of amenities without a lot of the fuss, which has really energized the community,” Scott says. “There’s a lot of walking trails, there’s Fort Dupont Park and Pavilion, and there’s the skating rink.” The neighborhood gets its name in part by its proximity to River Park, which stretches along the edge of the Anacostia River's shoreline, connecting the Anacostia Park playground and recreation center to the north and the Anacostia Park Roller Skating Pavilion to the south. The Joy Evans Therapeutic Recreation Center on G Street offers accessible pools, a spa and activity rooms for seniors and people with disabilities.

Public schools serve neighborhood students
Greenway students attend District of Columbia Public Schools, and may enroll in Kimball Elementary School, which has been recognized for the integration of the Project Lead The Way STEM curriculum and has a C rating from Niche. At Sousa Middle School in nearby Fort Dupont, which has a C-minus, students take competitive performance arts classes like dance and band. Anacostia High School on Minnesota Avenue offers Advanced Placement courses and a college-preparatory curriculum and has a C-minus rating.

Few shopping and dining options
The Greenway neighborhood does not include much commercial development, and the nearest grocery store is the Safeway one mile north of the neighborhood center at the East River Park shopping center. “It’s still considered a food desert and a restaurant desert,” says Scott. There are no restaurants within the neighborhood, but residents can visit the Highlands Cafe and Grill one mile south for gumbo or shrimp and grits. Most events in the neighborhood are held by the local Baptist churches, of which there are six in Greenway. Seasonal events, festivals, and holiday events like trunk-or-treats bring the community together. During the summer, Fort Dupont Park hosts a free concert series at the pavilion where jazz, R&B, go-go and hip hop acts perform for crowds.

Convenient to downtown
While the Anacostia River splits the neighborhood off from western D.C., Greenway is still easily accessible and conveniently located. A drive across the Whitney Young Memorial Bridge takes you to RFK Stadium, and Downtown D.C. is about 7 miles away. Bus stops along Minnesota Avenue can connect residents to the Minnesota Avenue Metro station about a mile away. A health clinic on Minnesota Avenue offers some options for care, but the closest full-service hospital is across the river in D.C. The neighborhood has a CAP Index crime score of 7, compared to the national average of 4.
Greenway residents have easy access to public transportation around Washington, DC.
