A pop-up neighborhood emerges
Tucked away in Ward 5, Ivy City is a pint-sized industrial neighborhood using distilleries, outlets, new apartment buildings entertainment venues to shift to a residential focus. The district dates back to the early 19th century as a retreat for African Americans following the Civil War. Over time, it took several turns, becoming an area for railyards, warehouses and factories. Today, a new rush of development is quickly taking over. “What started the latest trend was when ProFish, a seafood wholesaler, that Ivy City Smokehouse, a seafood restaurant,” says Maggie Daley, a Realtor with Coldwell Banker Realty. “Suddenly, Target moved in and a Nike Outlet. There’s even an ax-throwing club.” Overnight, Ivy City became a pop-up neighborhood, with a hipster culture that melds well with its rough industrial edges.

Reimagining the social landscape
Today, the area is teeming with Michelin-starred eateries, Bib Gourmand-awarded taverns and trendy social clubs. Spaces like Ivy City Smokehouse use the neighborhood’s rustic history as inspiration, employing design elements like exposed ceilings and brick for continuity with the industrialized surroundings. Spaces like Throw Social and The Lane reimagine recreation for Ivy City, bringing the community a zany mix of rooftop cabanas, live music, rock climbing walls and ball pits. “The Hecht’s department store warehouse, which was built while the retailer was expanding, now holds floors of luxury apartments,” Daley says. Residents can access an onsite speakeasy clubroom, a rooftop deck and a ground level occupied by national retailers. Distilleries like Republic Restoratives, Bo & Ivy and Don Ciccio & Figli bring their own unique recipes to the making of whiskey, bourbon and Italian liqueurs.

Homes that beckon pioneers
Most Ivy City homeowners occupy quaint rowhomes along a network of streets that tell a centuries-old story. Most homes sell in the $400,000s and $500,000s and often include hardwood floors, fully fenced backyards and off-street parking. Drive down Capital or West Virginia Avenue, and a river of houses are stacked one next to the other, creating a tight-knit community of anyone who decided to buy in this community. “The people entering the neighborhood have a pioneer spirit,” Daley says. “This young, hipster crowd doesn’t mind things in transition, unlike older homebuyers who come to a neighborhood only after gentrification is fully completed.” Many units are small and need improvement, more attractive to younger, first-time homebuyers. Multi-family buildings are common, too, designed as four, one-bedroom condominiums on two stories.

Greenspace in an urban sea
Warehouses, wholesalers, and tinker shops still occupy much of the neighborhood. For every trendy distillery you find, there are at least two auto shops or home improvement stores nearby. However, the National Arboretum within walking distance of the neighborhood is a 446-acre living museum and Instagrammer’s dream, with stunning gardens, a bonsai collection, an installation of Corinthian columns that once supported part of the U.S. Capitol and so much more.

Superfine Art Fair
A short walk south of Ivy City, Union Market hosts weekly exercise classes, salsa, cooking events, and the Superfine Art Fair, a chance for local artists to reach new audiences and collectors. The venue offers 360-degree city views from its open-air rooftop bar. Over 100 artists exhibit their work, which sells for between $100 and $3,000.
Public school options nearby
Ivy City’s pupils bus to the nearby Wheatley Education Campus, a K-8 school, which received a C from Niche and maintains a vibrant arts program. Students also attend Dunbar High, which scored a C-minus and was the first high school in the United States to serve African American students.

A handful of Metrobus routes intersect Ivy City. As of 2023, the city also passed a zero-fare law, which provides free bus service for all riders, which is not in effect. The NoMa-Gallaudet U New York Avenue Red-Line Metro station is less than 2 miles away. New York Avenue, which runs along the spine of Ivy City, intersects Interstate 395, and from there, The Capital Beltway and I-95.
