Rural Dutchess County town 90 miles from NYC

Founded in 1788 and set 90 miles north of New York City, Washington is a small Dutchess County town of 4,500 offering single-family homes with acreage, scenic countryside and Millbrook, the town’s vibrant hub of charming boutiques and restaurants. “Washington is just the town in which Millbrook, the village, is located,” says Ernie Acampora, an associate broker with River Realty Services, who has over 17 years of experience. “Millbrook is a quaint little village with all kinds of cute little shops.” Most groceries here are locally sourced from nearby farms, and the town’s parks and country roads are lined with mature trees. “There’s mountain views; it’s very rural and private,” Acampora says. “They want to be kept quiet and lowkey.”

Parks, gardens and greenspaces in Washington

Town of Washington Park is the community’s main greenspace, where folks can swim in the pool, have fun on the playground and play sports like pickleball and basketball. Innisfree Garden is another popular locale with a mile-long path around Tyrell Lake and over a hundred species of bird, including great blue herons, song sparrows and blue jays. “It’s beautifully landscaped,” Acampora says. “There’s all these gardens with massive rocks you can walk through.”

In Millbrook, Tribute Gardens is a quiet spot with several veteran’s memorials, gazebos and paved walking paths. Nearby, Wappinger Creek is stocked annually with brown trout and rainbow trout for fishing. There’s also the private Millbrook Golf and Tennis Club, where members enjoy an 18-hole course with distant views of the Catskill Mountains.

Washington’s country estates and Millbrook’s cottages

Secluded along tree-lined country roads or atop winding driveways, Washington’s single-family homes are generally farmhouses and Colonials from the late 18th century through today. “There’s a lot of estates you probably can’t even see from the roads,” Acampora says. Most are three- to six-bedroom homes with layouts ranging from 1,300 to 6,000 square feet and 3- to 20-acre lots; typical features include covered patios or porches and detached garages. There are also a handful of larger seven- to ten-bedroom homes with layouts ranging from 7,000 to 36,000 square feet and oversized 30- to 150-acre lots of woodlands, meadows and farmland; many of these estates include desirable additions like barns, in-ground pools and stables. Prices for single-family homes typically range from $400,000 to $2 million, while the larger estates range from about $3 million to $11 million—both ranges depending on a home’s size and features. “They’re older homes and the prices have skyrocketed because there’s no inventory to speak of,” Acampora says. “It’s a sought-after community.”

Clustered closely together along sidewalk-lined streets, Millbrook’s single-family homes are an eclectic mix of cottage, saltbox and Cape Cod styles with features like wood flooring, decks and detached garages; most were built during the 19th century through the late 20th century. These two- to five-bedroom homes are generally smaller than Washington’s countryside estates, with layouts ranging from 900 to 4,000 square feet and lot sizes under a half-acre. Prices range from about $300,000 to $700,000, depending on a home’s size and features.

Community events in Millbrook

Residents can head to the Milbrook Library to join the Millbrook Book Club, catch family movie night or attend weekly gardening and yoga classes. The Millbrook Arts Group regularly brings musical acts and art exhibits to town, like the Summer Sunset Concerts series at the Millbrook Bandshell. Seasonal events include the Easter Egg Hunt at Town of Washington Park and December’s Parade of Lights, where decorated floats drive down Franklin Avenue and eventgoers enjoy a tree-lighting ceremony and meet Santa.

“Shopping is limited; there’s no Home Depot or anything like that,” Acampora says. Most local businesses are in Millbrook around Franklin Avenue, including thrift shops, beauty services and a handful of restaurants. For groceries, Marona’s Market is stocked with locally sourced veggies, fresh butcher cuts and pantry essentials. Nearby, there’s a selection of cheese, syrups and other tasty treats at Babbette’s Kitchen, where folks may also grab a morning coffee or a quick homestyle brunch. In the evening, Barbaro’s the spot to enjoy an authentic Italian dinner on the patio, while Cafe Les Baux offers French cuisine in a warmly lit setting. After dinner, family-owned Julien’s is a quiet bar and restaurant that’s perfect for a nightcap or late-night slice of pizza.

Millbrook Central District schools receive high marks from Niche

Washington is part of the Millbrook Central School District, rated B-plus overall by Niche. Local kids may start at B-plus-rated Alden Place Elementary, before moving on to the A-minus-rated Millbrook Middle. Teens attend the B-rated Millbrook High, which offers dual-enrollment courses for college credit at Dutchess Community College. For grades 9-12, the A-plus-rated Millbrook School is a private boarding school with high academic standards, community service opportunities and over 100 different animals at the Trevor Zoo.

Getting around from Washington

Route 44 runs through Washington, merging a mile away with Taconic State Parkway, which leads 90 miles south to New York City. Millbrook is sidewalk-lined and dotted with Dutchess County Public Transit bus stops, but Washington is otherwise car-dependent. Hudson Valley Regional Airport is 20 miles away, and New York Stewart International Airport is 46 miles away. MidHudson Regional Hospital is 18 miles away.
