These brick-cobbled streets and charming historic homes appear as if they’ve been plucked right out of a storybook. East Washington pulls at buyers’ romantic heartstrings with its elaborate architecture, featuring an eye-catching medley of ornate Victorians, gambrel-roofed cottages and classic colonials. It’s a college town with a medical district located at the crossroads of the region’s major interstates, providing an increasingly rare pairing of character-rich homes and modern amenities.
Property prices start around $100,000 in East Washington, which can buy a four-bedroom with early 20th-century origins. These listings typically need a little TLC. For closer to $200,000, house hunters will find well-maintained midcentury designs and extra-spacious Victorians. A budget of $300,000 or more ensures a turnkey move-in and a little more square footage. “The taxes are cheaper here than Washington City, but the homes are more upscale,” says Brenda Deems, Realtor at Berkshire Hathaway and born and Washington local. Most listings find new owners within a month on the market.
Kids living in East Washington can attend school within the Washington School District. Many start at Washington Park Elementary and Middle before continuing to the well-rated Washington High. Each school has an overall score of C or higher on Niche and is located within a five-minute drive. There are several private and faith-based schools nearby for those interested in exploring alternative education options.
Washington Park is the region’s largest outdoor getaway, located within walking distance for many East Washington residents. Locals can bring the brood for sports practice at the baseball and softball fields or walk the dog through the woodsy trails. There’s a swimming pool that fills up quickly during Pittsburgh’s summer months and a non-profit-run community theater with a packed schedule of performances. There are also several smaller neighborhood playgrounds scattered across the city, many offering supervised summer programs.
With a full calendar of town events, it’s easy to get to know the neighbors in East Washington. Locals gather annually for the City Christmas Parade at the beginning of December. Locals can also gather with the community to watch the Washington Wild Things play the baseball season out at the stadium 3 miles away. “Everyone knows everyone here. It holds people accountable for making East Washington a nice place to live,” Deems says.
Most East Washington locals cross the interstate to take care of weekly errands – a mile ride at most. The Trinity Point Shopping Center is anchored by a Walmart Supercenter and a Sam's Club, which are surrounded by fast-food restaurants and retail franchises. Residents also live within 5 miles of Meadowland Casino, Tanger Outlets and the popular Crown Center Mall. Central Washington City’s Main Street is a hub for local shops and restaurants. The Union Grill is a long-standing local landmark specializing in Italian fare.
Washington Hospital is in town with recently added cancer and cardiac centers. “It’s top employer in the city,” Deems says. Washington and Jefferson College is another economic engine, East Washington locals have immediate access to Interstates 70 and 79 and Route 19 for straightforward commutes across the region. Downtown Pittsburgh is a 30-mile ride north, which typically amounts to 45 minutes in the car. Most East Washington residents are drivers, but the city’s Freedom Transit buses make stops along most major roads for those who prefer a car-free commute. Historic charm and convenient accessibility await in East Washington.
