Suburban-living East of downtown St. Louis

Bisected by Kingshighway, Washington Park offers immediate access to U.S. Interstate 64 and a quick 8-mile commute to the skyscrapers and bustling streets of downtown St. Louis. Homes here attract investors and first-time homebuyers hoping to capitalize on the low entry prices. Most of Washington Park is divided into rectangular blocks featuring mid-sized lots, thick patches of trees and a selection of vacant lots. The community is expected to grow as home values increase to upward of $300,000 as new construction enters the community – led by nonprofit Lansdowne Up. “This is a sign the local housing market can support the higher price tags of move-in ready homes,” says long-time local Latitia Williams, Realtor with Coldwell Banker Brown Realtors. Washington Park receives a CAP Crime Index Score of 5, compared to the national average of 4. The area features more violent crimes as opposed to those related to property. Local programs, like the Washington Park Fire Department and Lansdowne Up, maintain a small-town feel as revitalization and change enter the area. And with I-64 slicing through Washington Park, day trips into the entertainment hub of St. Louis are more than accessible.

New development and traditional ramblers

Washington Park features a variety of home styles ranging from single-story Ranch-styles and bungalows to two-story Colonial Revivals. With a median sales price of $25,000, homes here range from around $7,000 for a two-bedroom bungalow fixer-upper to upwards of $70,000 for a four-bedroom Colonial Revival. The median age of a house is more than 80 years old, and the widespread need for repairs among Washington Park properties is one reason houses typically sell for less than $100,000. New construction is entering the community; nonprofit Lansdowne Up is building 20 homes, mostly ranch styles, in a new subdivision expected to be finished in 2024. “It’s not just $20,000 homes or $50,000 homes here. Somebody seeking to relocate needs to know we’re going to have $300,00 homes,” says Williams. Streets here are thin and shaded by large trees lining the roadways. Homes are spread out sporadically, often featuring detached garages and ornate fencing for added seclusion from neighbors. Lawns are typically small with enough room for little gardens and a few shrubs.
