Situated halfway between Reno and Carson City, New Washoe City offers homebuyers the chance to live among the rolling hills of the picturesque Sierra Nevada. “I would say the appeal here is definitely to feel a little bit more private but also conveniently located near town,” says Ainsley Murdock, a Realtor with Dickson Realty. “The people who move here are definitely looking to have a little bit more land.” Residents are just minutes away from the hiking, skiing, kayaking and fishing opportunities of Lake Tahoe and the Washoe Lake State Park, while a mountainous, desert landscape forms the backdrop for this exurban community. While there is little commercial activity in the neighborhood, residents can quickly get to one of the larger cities nearby to shop for everyday essentials or to spend a night out on the town.

Four seasons of activity in the Washoe Valley

New Washoe City residents have plenty of exciting outdoor opportunities at their fingertips. The 4,000-acre Washoe Lake State Park is home to a boat ramp, picnic areas and beaches for locals to make the most of neighboring Washoe Lake. South of town, residents can access the park’s main entrance, which includes several hiking trails and a campground. Anglers can cast a line in the lake in search of catfish, white bass and Sacramento Perch. Proximity to Lake Tahoe gives residents even more recreation options. Mt. Rose is about 23 miles away and is a popular ski area with the highest base elevation of any resort near the lake. Residents can spend the day on trails that cover a variety of skill levels. Just 10 miles further is Incline Village, a resort town on the shores of Lake Tahoe with several beach areas and popular hiking trails. For outdoor fun at home, residents can also visit the local New Washoe City Park. This park has a baseball field, basketball and tennis courts and a playground.

Large lots in the Nevada countryside

Much of New Washoe City’s housing dates to the 1960s and 1970s, reflecting the planned community’s founding in 1961. Ranch-style homes are common, but homebuyers can find several other styles as well, from bungalows to modern farmhouses. “All the houses are pretty different and unique. You just get your own sense of home there instead of the homes all looking the same,” says Murdock. The median lot size is 1 acre, so homes are often spread out, giving residents plenty of room for activities in their yards. While New Washoe City is located in the desert, many homes have grassy lawns with mature trees that provide plenty of shade over each home. There are no sidewalks in the residential areas, but this small town’s wide, quiet streets make it easy for residents to walk through the neighborhood. Three-bedroom houses in New Washoe City typically go for around $450,000 but can cost up to $700,000. Four and five-bedroom homes tend to sell between $500,000 and $700,000, while homes with larger lots can be priced up to $1.5 million.

Shopping and Dining

New Washoe City is primarily residential, but a few local restaurants and bars bring the community together close to home. Residents can dine at The Camp Bar and Grill, a local gathering place that has operated under several names over the years. The nearby Sand & Sage restaurant is known for its burgers and its laid-back atmosphere, complete with pool tables and Western-themed wall decorations. Residents are also about 12 miles north of Carson City, which offers plenty more dining options, from Mexican restaurants to cafes. Locals can pick up groceries or other household items at the Dollar General in town, while larger grocery stores in Carson City include a Walmart Supercenter and a Save Mart.

Preparing for careers at Washoe County schools

Students in New Washoe City can attend Pleasant Valley Elementary School, rated B-plus by Niche, as well as the A-minus-rated Herz Middle School and Galena High School. At Galena High, students can enroll in the STEM academy, which prepares students for STEM careers and includes opportunities for internships and earning college credit. Students can also participate in the Outdoor Academy, which prepares them for careers such as wilderness first responders. Galena has a successful athletic history, winning multiple state championships in cross country, rifle and track.

Drive through the desert on Eastlake Boulevard

Eastlake Boulevard connects locals to nearby urban hubs, with Reno and its casinos sitting about 21 miles to the north and Reno-Tahoe International Airport being situated 17 miles from the neighborhood. The drive south to Carson City is about 12 miles along Eastlake Boulevard and I-580. Because of the town's layout and how homes are spread out, most residents will drive to get around instead of walking.
