Tucked alongside the Columbia River is downtown Washougal, Washington. Close to Vancouver, Washington and Portland, Oregon, downtown Washougal offers walkability and convenience without sacrificing beautiful mountain views and access to nature.

Washougal provides a diverse array of residential homes that cater to various tastes and preferences. With a mix of Craftsman, bungalows and ranch-style homes dating back to the 1960s and 1980s, this neighborhood offers a rich tapestry of architectural styles. Downton Washougal's roads don’t guarantee sidewalks, but the residential roads have slow speed limits, making them safe for evening strolls or walking the dog. Houses here range in price from $500,000 to $700,000 and sell quickly in this desirable area. “The houses closer to downtown are usually smaller, then up Washougal River Road you’ll find larger homes on spacious lots,” says Myra Brock, a real estate agent with eXp Realty, LLC who lives in the area. “The trade-off for living close to everything is having a slightly smaller house, but it’s worth it.”

Students in downtown Washougal attend schools in the Washougal School District, rated C plus by Niche. This district recently released a new strategic plan to improve academics, college and career readiness, and participation rates for co-curricular and extra-curricular activities, to be completed by the 2025 school year. “People definitely move here for the schools,” says Brock. “My kids went there, and they got a great education.” Students in Washougal may attend Gause Elementary School, rated B minus, Jemtegaard Middle School, rated B, and Washougal High School, rated C plus. Alternatively, students can attend the local private school, Riverside Christian School, ranked the second-best private high school in Yakima County and rated B plus by Niche.

Locals enjoy outdoor fun after school and work at Captain William Clark Park Trail at Cottonwood Beach, named for Meriwether Lewis and William Clark, who camped on the beach while securing provisions for their return trip through the Columbia River Gorge in 1804. This 93-acre park was opened in 2006 and features picnic shelters, historic interpretive elements, hiking trails and public restrooms. “This is a very outdoorsy community,” says Brock. “People here love to explore the riverside and be active.” Nearby Washougal Waterfront Park offers fantastic views of the Columbia River, a fully equipped playground and paved trails perfect for biking.

Once you’ve worked up an appetite, head to Washougal Times Restaurant & Lounge, serving loaded baked potatoes, locally caught fish, burgers and, for dessert, seasonal fruit crisps using local fruits served with vanilla ice cream. There’s also Bigfoot Inn Bar & Grill, a charming bar with murals of Bigfoot adorning the walls. For a drink, stop by Doomsday Brewing Company for one of their signature beers. “The nightlife here is full of dive bars, some that offer karaoke nights,” says Brock. “The locals all come to know each other. You get to know your neighbors really well here.” For nights when you’d rather cook at home, just one mile east of downtown is a Safeway for all your grocery needs.

“People here love the small-town feel,” says Brock. “It’s small, but not cut off from the rest of the world. It’s easy to get into Portland or Vancouver, so there’s plenty of things to do.” Enjoy access to nature, mountain views and a hometown feel in downtown Washougal.
