Waterford lives up to its name: two rivers hug this neighborhood. The Mohawk River runs along the west, while the Hudson River flows on the east, both converging at a southern tip. And even though this unique southside feature contributes to a bustling and scenic atmosphere, most of Waterford is devoted to residential streets. It all makes for an outdoorsy suburb just 12 miles north of Albany. This is a place where residents can marvel at the old-fashioned small businesses lining Broad Street, but still enjoy the economic security brought by major employers like General Electric Silicone Products.

Broad Street shops are stars
Broad Street downtown is the main drag, crossing both rivers, whether that’s the Hudson into Troy, or the Mohawk into Cohoes. Don and Paul’s Coffee Shack feels like an old school diner with its wood paneled walls. Pull up a seat at the counter and bite into a burger or a breakfast medley. A slower dining experience can be found at Le Quai Bistrot Francais: expect soft music, dim lighting, escargot and extensive wine options. For an upscale pub experience, try the steak and seafood served in a white tablecloth setting at McGreivey's. Groceries can be grabbed at the Hannaford supermarket, conveniently placed next door to a Walgreens. Both are just on the other side of the Hudson.

Canal-focused entertainment
Entertainment in Waterford runs the gamut, from outdoor recreation to educational and cultural attractions. Canals are a defining feature of Waterford, which creates a unique setting for festivals throughout the year. The Canal Festival in May is a big community draw, bringing local vendors to the fore and highlighting how the canals work. Every July, steamboat enthusiasts from across the country come out for the Steamboat Meet. Locals celebrate the neighborhood’s maritime history every weekend after Labor Day with the Tugboat Roundup, featuring a tugboat parade and boat rides. Also placed by one of the canals is the Waterford Historical Museum and Cultural Center. Inside the stark white Greek Revival mansion, visitors can learn about the Erie Canal’s importance to Waterford’s heritage.
Colorful cottages and colonials
Home prices will typically start at $100,000 and climb into the upper $200,000s. Investment properties are commonly seen, like five-bedroom cottages from the late 1700s. Yes, Waterford’s housing stock is very historic, with homes from the early 20th century being considered extremely contemporary by comparison. Localized schooling with a low student-teacher ratio
Waterford has a small school district, with the junior high and high school sharing a merged building. Waterford-Halfmoon Elementary enrolls 400 students in kindergarten through grade six, and maintains a student-teacher ratio of 11-to-1. Niche gives the school a B in the teachers category. Waterford Junior/Senior High also enrolls around 400 -students, and gets a B-plus in the clubs and activities category. In 2023, the boys’ soccer team claimed its first division title since 2009. The girls’ soccer team won a division title as well.

Picturesque Peebles park
The Mohawk and Hudson Rivers converge on Peebles Island, a state park that’s known for its picturesque views. Hikers also enjoy the island’s perimeter trail for observing wildlife and water rapids. Sugarloaf Pond Park on the west end is ideal for casual strolling or parking at a picnic bench: surrounded by ranch homes, this is a serene location removed from the daily bustle.

Sidewalks throughout, but a car is necessary
With many of the streets in Waterford comprising a kind of sidewalk suburbia, it’s not impossible to explore the neighborhood on foot. But a car is necessary for reaching dining and shopping destinations, which are clustered downtown, near Broad Street. Middletown Road and Fonda Road are the two main thoroughfares for reaching downtown, running in parallel like the two rivers hugging Waterford.
