Creekside neighborhood 3 miles from downtown

The Verden Creek flows alongside the east border of Good Shepherd, the small neighborhood in east Waterloo. The area's affordable home prices are a draw, but it's also a very lush area. Several nearby parks, including the sprawling Gates Park, provide residents with plenty of outdoor recreation. The neighborhood's 162 homes make up less than 20% of the neighborhood, which is mostly apartments and retail. Downtown Waterloo and the Cedar River are less than 3 miles away.

Good Shepherd residents can walk to the sprawling Gates Park, half a mile away. This 235-acre park is undergoing a major revamp. A new splash pad and inclusion park are almost ready, and construction is underway to replace the pool. "It really is coming along," says Paul Huting, Waterloo’s Director of Leisure Services Springview Park, 3 miles away, features basketball courts, tennis courts, playground equipment and picnic shelters. Highland Park, 3 miles away, has a playground, an open play area, playground diamonds and picnic shelters. City View Heights Park, 3 miles away, used to be a park, but now it’s an open area next to the fire department training center, where the city has planted pollinators, Huting says.

Cozy single-story homes line streets

Homes are ranch-style, some with aluminum awnings over the windows and cyclone fences around the yards. The neighborhood includes a lot of dead ends. It’s common to see cars parked on the streets and satellite dishes in yards. Most homes sell for between $75,000 and $150,000.

Waterloo Community Schools is the only district in Iowa with a districtwide IB program

The Waterloo Community School District has the state’s only all-district International Baccalaureate (IB) program. Neighborhood high schoolers can apply to the International Baccalaureate Diploma Program at Waterloo East High School. Elementary students can attend Cunningham School before moving to George Washington Carver Academy. All schools receive a C-minus grade from Niche.

Waterloo Days marks the beginning of summer

Waterloo residents celebrate their city every June at Waterloo Days, a weekend festival held in Lincoln Park 3 miles away. Festivities include a parade, live music, food booths and children’s activities.
