Greenbrier is a highly sought-after community just four miles west of Downtown Waterloo. With several major and medium-sized employers surrounding the neighborhood, it’s a popular place to settle down among workers and professionals of various backgrounds. Mostly known for its ideal location, this neighborhood offers a slice of seclusion just a short drive from urban amenities.
“Greenbrier is a mixture of affordability and the ability to be centrally located to everything,” says Jared Hottle, a realtor with Berkshire Hathaway HomeServices One Realty Centre and lifelong Waterloo resident. “Downtown Waterloo, Cedar Falls — you can reach it all within 10 to 15 minutes. But it’s also affordable because houses are under $150,000.”
Despite its central location, Grenbrier offers a close-knit suburban appeal.
“If you walk through, you’ll see kids playing, people barbequing, helping their neighbors,” says Hottle. “The people are really friendly in that regard.”
The Greenbrier neighborhood is part of the larger Waterloo area.

Proximity to Waterloo Regional Airport, Allen Hospital and John Deere
Residents have an easy start to any commute with Broadway bordering this neighborhood to the north. The main thoroughfare directly merges into the Rooff Expressway and Logan Avenue. Waterloo Regional Airport is 2 miles north of the neighborhood and only serves American Airlines and charted flights, although there is a commercial route to Chicago.
Greenbrier is attractive to medical and manufacturing professionals, with UnityPoint Health Allen Hospital about 2 and a half miles east of the neighborhood, and the John Deere Foundry Plant about 3 miles south. There are also several smaller manufacturers and distributors just outside the neighborhood boundaries.

Solidly built 1960s and 70s homes
Colonial Revivals, ranches and minimal traditional homes built in the 1960s and 70s line the residential roads of Greenbrier. Established trees stand proud in small front yards, and many homes have fenced backyards. Homes are typically separated by long paved driveways that lead to detached garages. Prices start at $70,000 for an 800-square-foot property that needs some TLC and climb to $150,000 for a newly remodeled 1,7000-square-foot home. But with such low prices, it’s hard to come by a home in Greenbrier these days.
“One of the disadvantages of buying here is the low inventory,” Hottle says. “Finding something is hard. Maybe one for two houses will hit the market at a time.”

Commuting for essentials
While residents can grab gas, a quick bite or little grocery needs at the local Kwik Star, they must make longer commutes to get necessities. Hy-Vee Grocery Store is located about 5 miles south of Greenbrier and is a popular spot to grab groceries. About 8 miles south of the neighborhood, San Marnan Drive is lined with big box stores like Walmart, Target and Menards.
There aren’t many restaurants within a 3-mile radius, but locals can drive down to East 4th Street to dine at spots such as Newton's Paradise Cafe. Located in the historic former Newton’s Jewelry building in Downtown Waterloo, the longstanding cafe serves breakfast and lunch staples made with fresh, local ingredients. Visitors can choose to dine in the sleek, retro interior or out on the three-season patio complete with big screen TVs, heaters and side walls.
Kwik Star market is a local hub for residents and those passing through Greenbrier.
The local Hy-Vee store is about 5 miles south of Greenbrier.

Spending time at Tibbetts Park
Tibbitts Park is on this neighborhood’s southern end and offers over 60 acres of recreation, including three baseball diamonds. Picnic shelters accommodate gatherings, and open play space is great for games of catch, kickball and tag. The playscape is an after-school and summertime staple. There’s also access to Brinker Lake, which is good for kayaking, canoeing, and fishing. The historic, 16-mile Cedar Valley Lakes Trail cuts through the park’s southern end and stretches from Black Hawk Park to Evansdale. The paved path is the perfect spot to go for long bike rides, runs and leisurely strolls.
Tibbitts Park offers 63.6 acres of walking and hiking for visitors.

Lincoln Elementary, Carver Academy and East High
Kids start their education at Lincoln Elementary, which is about a mile southeast of this neighborhood and holds a C-minus rating on Niche. George Washinton Carver Academy is about 3 miles east and holds a C-minus. The last step is Waterloo East High, which has a C-plus rating. East High is a 4A school that offers several sports in all seasons for both men and women, including men’s and women’s bowling teams. They also offer over 30 clubs and project-based classes for students to partake, like robotics, eSports and French Movie Club.

Noise concerns
While there is sometimes flight noise caused by the airport, it’s not a major concern for residents. Waterloo Regional Airport sees far fewer flights in and out when compared to larger international airports.
