The quiet community of Liberty Park is in high demand. “It’s a very popular area right now,” says Rock Brown, relator with Soltice Station Real Estate. “It has smaller, more affordable homes, maybe 800 to 1,100 square feet. A lot of these houses also have two-car garages, so it’s attracting a lot of two-income households that are just starting out.” Speaking of work, the neighborhood is conveniently located between major employers, including John Deere and MercyOne Waterloo Medical Center. So it's a popular area for professionals across different fields.
Brown says that along with accessibly priced, entry-level homes, Liberty Park’s location is a draw. “Everything you need is very close, so you just don’t have to travel,” he says. “You’ll put very low miles on your car because you just don’t have to go far.”

Just four-and-a-half miles south of Leo P. Rooff Expressway, living here means an easy start to any commute. The tree-lined streets of Liberty Park are packed with minimal traditional, split-level, ranch and Colonial Revival homes. Unlike most communities in Waterloo, the houses are a bit newer, with an average build date of 1951.
“It’s a well-kept, nice place,” Brown says. “Some people love it so much they have lived there for their whole lives. Once they pass away or relocate, the homes come to the market and need some updating.”
Brown says it's common for investors to buy properties in the area, fix them up and sell them. It's especially attractive to those looking for a starter home that doesn’t need much work.
“There’s a very active market of home flippers, and they provide a service to your busy homebuyer, someone with two or three kids, who doesn’t have the time to work on it,” Brown says. “They need to buy them finished, and [Liberty Park] provides that.”

Liberty Park and Morris Park
The namesake Liberty Park is almost always in use. The playscape overflows with energetic kids while the open field space is popular for soccer players. “If you walked through, you’re almost certainly going to see a lot of people playing soccer,” says Brown. Morris Park, on the other hand, is a more laid-back greenspace that’s better for picnics and dog walking. Adjacent to Kittrell Elementary, Morris Park also features a playscape.

Lowell Elementary, Kittrell Elementary, Hoover Middle and West High
Elementary school zoning varies according to street. Kids north of East Mitchell attend Lowell Elementary from pre-k through fifth grade. The school has a C-minus rating on Niche. Kids south of East Mitchell attend the C-rated Kittrell Elementary. For sixth through eighth grade, kids attend Hoover Middle, which has a B-minus rating. The last step is Waterloo West High, which also has a B-minus. Liberty Park is just blocks from a variety of events in downtown Waterloo including My Waterloo Days. For more than 40 years, the weekend-long event has attracted thousands of people from across the Cedar Valley.
