Although it's only 3 miles east of downtown Waterloo, Maywood has an independent streak that sets it apart. As an older neighborhood, it is free of restrictive covenants, which means homeowners don't have to follow rules about where to park their car or whether they can build a fence. "Although Maywood's in city limits and all that, it's the culture out there that people really like," says Amy Wienands, a broker/owner at Amy Wienands Real Estate who's been selling homes in the area for 30 years. "You can breathe a little bit because the houses are a little farther apart. There's a little more freedom."

Spacious lots and big garages

Homes in the neighborhood tend to sell within 36 days, compared to the national average of 43 days. "Maywood always sells really well," Wienands says. Home styles include ranch, raised-ranch and split level. Most sell for between $75,000 and $175,000. Many homes have spacious yards, where some keep horses or other livestock. Mature trees shade the neighborhood. "That community builds itself over there. People have their families, their families want to stay in the area, and their friends want to bring them into the area. It attracts a lot of people who like to work on cars with big garages. You do your own thing out there," she says.

Waterloo Community Schools' unique IB program

Children can attend Highland Elementary School before moving on to Bunger Middle School. Both schools have a C grade on Niche. Students at East High School can apply to the International Baccalaureate (IB) diploma program. The Waterloo Community School District has the state's only all-district (IB) program. East High School earns a B-minus from Niche.

Maywood's namesake park is centrally located in the neighborhood. The 3-acre Maywood Park includes a tennis court, a basketball court, a playground with nearby shade trees and an open play area.
