"It's a nice, centralized location," says Justin Finn, a relator with Four Seasons Realtors and lifelong Waterloo resident. "It's close to restaurants, easy to access the shopping area and a 5- to 10-minute drive from Evansdale. You're really in the middle of everything."

Shopping, dining and services in downtown Waterloo

Shopping and dining are located just outside of Neighbors for Life. Along East 4th Street, restaurant options range from longstanding staples such as Morg's, to newer establishments, such as Hungry Charlie’s Lunchbox Deli. “There are a ton of good restaurants,” Gerald Sorensen, realtor with RE/MAX Home Group. “Anton’s Garden is one of my favorites. It’s an awesome German outdoor bar, which is pretty rare in Waterloo.” Residents can also go to 4th for services. Precision Tattoo and Hair, as the name suggests, is a tattoo parlor and beauty salon all wrapped in one. Government buildings, the Black Hawk County Courthouse, and the Waterloo Housing Authority are also in the area.

All in Grocers and big box needs

Eastside Waterloo was largely a food desert until All in Grocers opened shop in 2023. Along with selling fresh produce and other grocery needs, the Black, locally owned institution is also a restaurant, community center and laundromat. Residents have to travel to West Waterloo for big-box needs. About 3 miles away on East San Marnan Drive, there’s a Walmart, Aldi and Target.

Accessibly priced, longstanding homes

This community has a broad mix of housing styles, including minimal traditional, Dutch Colonial, American Four Square and minimal Gothic Revival. While some homes were built as early as 1890, some were built as late as 2009. For the most part, however, houses in Neighbors for Life were built in the 1950s. Prices range from as low as $5,000 for something that needs some love to $180,000 for a newly renovated home. "There are a few homes that are kind of run down, but they're definitely affordable if you want to buy something and clean it up a little," says Sorensen. "Waterloo is really trying to revitalize that area." Inventory is very low. Homes hardly hit the market but quickly sell when they do — in an average of 20 days. For comparison, the US average is 43 days.

Waterloo East High features career center

School options depend on which side of the neighborhood kids reside. The C-minus-rated Lowell Elementary is the first step for those north of Lafayette and east of Lamont. Other kindergarten through fifth-grade kids attend Highland Elementary, which has a C on Niche. Middle school kids north of Dubuque Road attend George Washington Carver Academy, and others enroll in Bunger Middle, both of which have C-minus ratings. The last step for all Neighbors for Life students is Waterloo East High, which has a C-plus. Finn says that students from high schools across town can go to the career center and learn on-the-job skills. "That's a big plus for Waterloo. A lot of places don't do stuff like that," he says.

Best ways to commute around Neighbors for Life

This neighborhood is primarily car-dependent, but the side closest to downtown is easier to walk. It's also a fairly bikeable community. Neighbors for Life is just 3 miles west of Evansdale and 10 miles east of Cedar Falls. There aren't many public transit options, but bus route 4 runs through.
