Riverview Recreation Area
The sprawling Riverview Recreation Area is a green escape that takes up more than half of this neighborhood. It offers amenities including an ATV Park, shaded picnic areas, a boat ramp and a fishing pond. Visitors use the paved trail for running, biking and taking strolls. Dirt biking, fishing and kayaking are also popular pastimes. Various bird species, white-tailed deer, geese and a well-known community cat make their home here.

Minimal traditional and one-and-a-half-story cottage homes line the streets of Riverview. They’re all concentrated in a pocket on the northwest edge of the neighborhood and sit on about 7,400-square-foot lots. Homes here are on the smaller and older side. With an average size of about 880 square feet, one and two-bedroom properties are the standard.
Such small homes leave more yard space — a perk that many residents take advantage of. Some residents have planted lush gardens, while others have built sheds. It's also great for parking small campers and boats — both of which are common yard features here. Gravel driveways, narrow streets and tall established trees all add to the rural feel of this community. Home prices range from about $55,000 to $100,000.

Shopping and dining downtown and on East San Marnan
Jassie's Café is the closest restaurant to Riverview and is a community favorite. The breakfast spot is one of the few places where diners can get a fish dinner with two sides and a slice of Texas Toast – all for $10.
Downtown Waterloo is also just blocks away – and the restaurant scene has experienced rapid growth over the past decade.
“Downtown is undergoing a renaissance here in Waterloo,” says Jessica Rucker, executive director of Main Street Waterloo. “I don’t see us slowing down in growth anytime soon. We’re going to continue to recruit new businesses; we’ve got some new development projects in the works that will only continue to be catalysts to the growth that we are seeing.”
Big Head Burger, The Brown Bottle and SingleSpeed Brewing Co. are a few of the most popular dining establishments in the area.
“Single Seed Brewing opened up in 2017 and was a game changer for the progress we’ve been making in downtown,” Rucker says. “It’s been an amazing addition to downtown in the past 7 years.”
Residents are also about a 2-mile drive from shopping and dining along East San Marnan Drive. Walmart, Sam’s Club and Menards are just a couple of options that can be reached in 10 minutes or less.

Kittrell Elementary, Hoover Middle and Waterloo West High
Kittrell Elementary serves pre-kindergarten through fifth-grade students and has a C-minus rating on Niche. The next step is Hoover Middle School, which has a B-minus. Waterloo West High also has a B-minus and offers over 40 clubs and activities. Bowling, Bible Club and eSports are just a few clubs kids can join.

Events in downtown Waterloo
“A great thing about our downtown is we have so many events,” Rucker says. “Our organization hosts over 20 events a year, and that’s not even half of the events that are happening in downtown. We have everything from family-friendly and kid-focused, to events where you bring a friend and cheers a beer.”
For over 40 years, My Waterloo Days has rocked downtown. The weekend long event is kicked off with a parade and features concerts, vendors and activities for the whole family. Other events include Iowa’s largest Irish Fest, the Food Truck Fest over Labor Day Weekend and Haitian Flag Day.
Utilizing US 218
Riverview is driver-centric. There are no public transit routes, no paved sidewalks and no bike lanes. US 218 borders this community and is the primary highway that starts every commute.
Noise from train
There’s a train track running along the western edge of Riverview that causes noise for residents closest to it. The train also sometimes holds up traffic across Hawthorn Avenue.
