Working-class neighborhood right across river from downtown Waterloo
We Care is a residential neighborhood of single-family homes where families have stayed for generations. With E. 4th Street running through its center, We Care has a straight shot into downtown Waterloo, less than a mile away. "We have always been a working-class neighborhood with a bunch of homeowners. It's part of what the American dream has always been built on," Terrance Hollingsworth says. Hollingsworth was born and raised here, returning to live here after 20 years in Chicago.
Housing price points attract investors, but a neighborhood with investment property is not necessarily in We Care's best interests. "The moment that you allow an investor to come in, immediately they're going to want to make 30 to 50% on their investment. So, we have to do our best to create an environment that changes the dynamic from homeowner to homeowner instead of homeowner to investor," he says. Many homes here are 2-stories, with a handful of large homes converted to multi-family housing. Home styles include ranch-style, bungalows and traditional. Most homes sell between $30,000 and $70,000.
