Woodsy Wayland is a rustic bedroom community with big, rolling lots and majestic country estates. Top-rated schools, natural resources and a small-town feel make this Boston suburb a hot ticket. “It’s a bit more pastoral, with larger lots than you would see in Natick,” says Eileen Balicki, vice president of Advisors Living and a resident of Wayland. “In Weston, there’s more land as well but it’s unaffordable for most people.” Houses on large grassy lots, stone walls and winding roads engulfed in trees are some of the hallmarks of this country town. Walk through the woods in the morning, bring the kids to the library in the afternoon and check out a little consignment shop on a rail trail on your way home.
Idyllic mid-century homes in Wayland
Residential streets are long, winding and grand, with shady trees and big houses like Colonial Revival estates and well-trimmed Cape Cods. Two-story Colonial Revivals can cost $970,000, Cape Cods can go for $625,000, clapboard Colonial Revivals are around $2 million, townhouses go for about $600,000 and brand-new homes can cost $1.7 million. The median price for a single-family home and a condominium in Wayland is $1.2 million and $970,000, respectively. “There are some older houses in town. My house is from 1890. But overall, it’s a lot of houses from the 1950s and 1960s,” Balicki says.

The Wayland Public Schools
The Wayland Public Schools attract many people to the area, Balicki says. The district has an A-plus rating from Niche and a total student population of less than 3,000. Wayland has three elementary schools, all rated A or higher by Niche. Loker Elementary School, Wayland Middle School and Wayland High School are rated A-plus. Since schools are such a huge selling point for the town, a lot of activity in Wayland is centered around school events like musicals and sporting competitions, says Balicki. “The size of the school system is very nice,” she says. “Some of the larger schools have to cut people from sports. Part of the reason I raised my children here is because I wanted them to be able to participate in sports, arts programs and plays.” Student news site Wayland Student Press won a gold award from the Columbia Scholastic Press Association for its quality in 2021.
Enjoy the outdoor air at Upper Hill Brook Conservation Area
Wayland’s greatest strength is its natural beauty. In the summer, neighbors gather at the town beach to swim at Lake Cochituate. Canoes and kayaks float at the top of the water, and people cannonball into the lake from a beachside dock. Walk through the woods at the Upper Mill Brook Conservation Area, a forested network of pathways next to ponds and wetlands. Hike through a white pine forest at Castle Hill, where owls and waterfowl are known to congregate. Curling is also popular in Wayland, and the Broomstones Curling Club offers training for beginners and leagues for players with experience.

Wayland is a country village with few businesses. Grocery store Stop & Shop is in town, but other supermarket chains like Shaw’s and Whole Foods are outside city limits. Shoppers will love the Natick Mall, a nearby regional shopping center with many retail offerings. Big-box stores like Target and Walmart exist here, as do popular restaurants like the Cheesecake Factory. Neighbors can browse the latest fashions at Nordstrom, Macy’s and Abercrombie & Fitch, or get dinner and drinks with a movie at AMC Dine-In Framingham 16.
