A secluded neighborhood 25 miles from downtown Orlando
Wedgefield sits only about 25 miles east of downtown Orlando, but with residential streets surrounded by nature preserves and the nearest grocery store a 20-minute drive away, this central Florida community feels like it’s in another world. Homes here sit on lots of an acre or more and the state’s highway system is little more than rumor. “People live in Wedgefield because there are almost no HOAs, and you can get a lot of property," says Shawn McCormick, a Realtor with ERA Grizzard Real Estate who has sold homes in Central Florida for 15 years. "You feel like you own something out there."

Ranch-style and contemporary homes with limited HOAs
Compact ranch-style homes from the 1970s and 1980s mingle with the community's custom contemporary builds from the early 2000s, many loaded with high-end appliances, heated in-ground pools and backyard horse stalls. They sit on spacious lots, often surrounded by tall, mature trees. Smaller three- and four-bedroom homes range from the low $300,000s to the mid $400,000s. Homes 2,000 square feet or more range from the mid $400,000s to the mid $800,000s, with higher priced homes often sitting on sprawling acre lots. A small selection of townhouses is also available, ranging from the mid $200,000s for two bedrooms and two bathrooms to the low $300,000s for three bedrooms and two-and-a-half baths. Those looking to build their own custom home can choose from empty lots, ranging from $40,000 for an acre to $400,000 for about 5 acres. Regarding crime, Wedgefield scores a 1 out of 10 on the CAP Index, three points lower than the national average.

Recreation options range from quiet and peaceful to loud and messy
Nature lovers have easy access to Hal Scott Preserve, an area dedicated to protecting the resources from the Econlockhatchee River and wildlife. The preserve is a popular spot for hiking, cycling, horseback riding, and fishing. Fans of pickleball challenge each other on the courts at Wedgefield Park, while families with small kids enjoy the playground. Wedgefield is also close to the beach. “That’s something that people are usually looking for when they live in Central Florida,” says Daniel Geddings, a Realtor with the Nickley Group at Keller Williams at the Parks Realty who sells throughout the Orlando area. “It’s a shorter drive to Cocoa Beach and Cape Canaveral, about 45 minutes. It’s really convenient.” Golf fans tee off at Wedgefield Golf Club, a public 18-hole course off Maxim Parkway. Daredevils head just outside the community to Orlando Mx Park to race dirt bikes, and to Orlando Speed World to race cars.
