Charlotte Hall is a bucolic pocket of Charles and St. Mary's counties offering single-family homes on large lots, blending rural charm with modern convenience. Housing inventory in Charlotte Hall is limited. "Charlotte Hall is pretty hot right now," says Joe Wustner, a commercial Realtor with Re/Max One who has more than 23 years of experience. "A lot of husbands and wives — one works uptown and one works on the base — so this is the middle point."
Homes are especially appealing for their lot sizes, with a median nearly four times larger than in nearby Mechanicsville, 3 miles away. Construction spans from the mid-20th century to the present, with Colonial Revivals, farmhouses and split-levels among the most common styles. Some properties open onto rolling fields or wooded views, boasting additions like barns and private pools.
Homes rarely come on the market, but prices typically range from the lower $300,000s to the lower $500,000s. "More people are choosing to be out on a 3-acre lot because they want to get away from the hustle and bustle," Wustner says.
Attending the highly rated St. Mary's County Public Schools
Charlotte Hall is part of the highly rated St. Mary's County Public Schools. White Marsh Elementary is top-rated in the county. Chopticon High offers a wide range of extracurricular activities, including Model United Nations, a board game club and a meditation group.
Explore, play and fish in Southern Maryland
The Three Notch Trail runs through Charlotte Hall and is popular for jogging and cycling, offering scenic views of woodland and stretches of open farmland. The 10-mile paved rail trail passes the Northern Senior Activity Center, which includes a gym, ceramics studio and game room, as well as nearby Fifth District Park.
