Wesley Chapel community with new homes, parks and the Epperson Lagoon
Twenty-seven miles northeast of Tampa, Epperson is a master-planned community in Wesley Chapel offering 21st-century homes, pocket parks and Epperson Lagoon. “You have all the amenities,” says Damaris Sanchez, a Realtor with Florida’s 1st Choice Realty, who has more than 13 years of experience. “You have the lagoon, shopping centers and the schools are very accessible.” Homes are still being built here, but Sanchez says there isn’t much inventory left. “Epperson is almost sold out,” she says. “It’s because of the lagoon—it’s like a vacation. You have sand volleyball courts, food trucks every weekend and activities everyday like bingo nights, salsa classes and karaoke.” The neighborhood’s convenient for Tampa commuters with its easy access to Interstate 75, and it’s common to see folks walking dogs, riding bikes and driving golf carts around the community. “It is social, but it’s also quiet,” Sanchez says. “You have some communities where you see kids playing around, and some high-end properties where most of the people are retired. You have something for everyone.”
Pasco County District schools receive high marks from Niche
Epperson is part of the Pasco County School District, rated B-plus overall by Niche. Local kids may start at Watergrass Elementary before moving to Thomas E. Weightman Middle—both rated B by Niche. At the B-plus-rated Wesley Chapel High, teens can take dual-enrollment classes for college credit at Pasco-Hernando State College.
Epperson Lagoon and neighborhood green spaces
Epperson is dotted with pocket green spaces, dog parks and covered playgrounds. A highlight is Eagle Park, which features outdoor fitness equipment, walking paths and King Lake, complete with a fishing dock and kayak launch. The 7-acre Epperson Lagoon is the neighborhood’s most popular amenity; while it's open to the public, residents enjoy free access. “It’s not just a lagoon,” Sanchez says. “They have a waterpark inside, inflatables for kids and events everyday for the entire family.” On the lagoon’s sandy shores, folks can play volleyball, lounge in beach chairs or cool off in the water and grab a drink at the swim-up bar; there’s also bumper boats, kayaking and paddleboarding. About 2 miles away, Wesley Chapel District Park offers lots of sports, including basketball, street hockey and pickleball—just to name a few.
The lagoon’s packed event calendar
There are daily events at the lagoon, ranging from Movies on the Turf to foam parties and silent discos. “Last year, they had a big fireworks show for the 4th of July,” Sanchez says. “But that was for the community, not just for residents.” Resident-only events include trivia, cigar nights with live music and fitness classes, including yoga and Zumba. Seasonal traditions include photo-ops with the Easter Bunny and the Holiday Golf Cart and Bike Parade in December.
Nearby shopping centers and restaurants with global flavors
Just outside of the neighborhood, residents can pick up groceries at Publix or grab a coffee at Starbucks. Five miles away, there are more shopping and dining options along Florida State Road 54, including fast-food eateries and big-box stores like Walmart. “You have everything,” Sanchez says. “It’s 10 minutes from restaurants and shopping malls.” At Village Market, there’s regional staples like Waffle House and Sonny’s BBQ, and Hollybrook Plaza is just down the road with Gonna China—a takeout spot with favorites like shrimp fried rice and Kung Pao chicken. Nearby, Arroy Thai is a fast-casual spot for stir fry and lettuce wraps, while Rice-n-Beans is a highlight for its authentic Puerto Rican cuisine, including pasteles (Puerto Rican tamales) and tostones rellenos—twice-fried plantain cups stuffed with shrimp or octopus. After dinner, Bucs fans can catch the game with a cold beer at Joe Whiskey's Sports Bar.
21st-century single-family homes in master-planned suburbia
Set along sidewalk-lined streets, Epperson’s 21st-century homes are generally new traditional with stucco facades and gabled or hipped roofs; occasional design details include arched entryways, wooden window shutters and stone accents. “You have houses here starting in the $300,000s all the way to $1.5 million, so there is a variety,” Sanchez says. Common features across styles include attached garages, covered porches and manicured lawns dotted with flowering bushes or the occasional palm tree. Homes at the top of the price range are the largest with desirable features like waterfront views, firepits and private pools, while townhomes on the lower end are smaller with minimal features. Depending on the subdivision, monthly homeowners association fees range from about $70 to $150, which go toward community upkeep, wifi and cable. Most homes range from about $500,000 to $900,000, but larger waterfront homes go for $1 million to $1.5 million and townhomes range from $300,000 to $500,000. “You have beautiful houses—it really just depends on what you’re looking for,” Sanchez says.
Getting around Epperson
Overpass Road, a neighborhood thoroughfare, connects with Interstate 75, granting access to Tampa, 27 miles southwest. “Most people work in Tampa; it’s very easy to commute,” Sanchez says. The neighborhood’s walkable and bikeable, and Sanchez says golf carts are popular for cruising around the community. Pasco County Public Transportation buses stop about 4 miles away along Florida State Road 54. BayCare Hospital Wesley Chapel is 7 miles away, and Tampa International Airport is 35 miles away.
