Two Rivers offers new homes and lots to come near Wesley Chapel
Two Rivers is a master planned community in its early stages between Wesley Chapel and Zephyrhills. With at least 10 builders in the area and 6,000 homes coming down the road, there will be options for every budget, according to Alejandra Morales, a Wesley Chapel resident and Realtor with Agile Group Realty. Residents will have to wait some time for future amenities such as a wave pool, but can easily build equity in this fast-growing area. "The reason it's so popular, in my opinion, is because of the location — Wesley Chapel has really grown a lot," Morales says. "It's one of the few new areas left that's a master planned area, so you're still close to everything."
Variety of home options from multiple builders
The community will include a variety of distinct villages, each catering to different budgets. D.R. Horton, Casa Fresca Homes and Lennar are just a few of the builders offering everything from apartments to townhouses, smaller villas and larger executive homes. "What's really appealing is having the different builders, which gives people options," Morales says. Homes by WestBay and M/I Homes are two builders offering higher-end homes. "It's exciting because you have lot sizes that are 65 feet wide and 70 feet wide, so they’ll accommodate homes that are 4,000 square feet," she says. "For someone coming in with a family, the house doesn't take up most of the lot — you have space to build a pool." Single-family homes range from about $325,000 to about $1.5 million. Expenses include quarterly master HOA fees and sub-association fees.
Pasco County schools and new K-8 school in development
As the current development stands, most kids are part of the Pasco County School District. The district is working on a new K-8 school in the community. For now, kids may attend Chester W. Taylor Elementary, Raymond B. Stewart Middle School and Zephyrhills High School. Niche gives the elementary school a C-plus, the middle school a C and the high school a B-minus. Through Zephyrhills High's Early College program, teens can earn an associate degree along with their high school diploma. The program begins with some Dual Enrollment classes in 9th grade and progresses to a full schedule of Dual Enrollment courses by 11th grade. As the community grows, it will eventually expand into Hillsborough County to the south.
Nature-oriented community with shared amenities in the works
Developer Eisenhower Property Group purchased the land in 2021 with a vision for a community set in nature. "They've really kept the nature, they didn't just go in there and chop down trees," Morales says. "Where they did, they've added some back in. They've spent the money on it, especially at the main entrance." Today, it's surrounded by natural landscapes, namely Hillsborough River State Park, which has 7 miles of nature trails, wildlife viewing and fishing on the river. Amenities will a be highlight within the community. Each village will have access to one lifestyle offering managed by that particular HOA or CDD. The Landing will be an additional private social club featuring a health club, racquet courts, event lawn and two pools. A luxury golf course is in the plan for the community's southern end. Also in the works is a first-of-its-kind wave pool with surfable waves. Neighborhood parks and wide, paved walking paths will be available throughout the area.
Shops, restaurants and community events at Wiregrass
Many locals turn to Wesley Chapel, about 10 miles west, for shopping and dining. The Shops at Wiregrass is an upscale, open-air shopping mall with brick-paved walkways, events and well-known retailers such as Dillard's, Macy's JCPenney. After a shopping excursion, the mall has fast-casual and dine-in restaurants with patio seating. Crazy Sushi is a favorite spot with an all-you-can-eat menu option. The mall's Symphony in Lights event features light displays set to music and kids' activities for the holidays. The Fresh Market from June to September brings in over 100 vendors with fresh produce, plants, herbs, art and flowers. Publix is about 5 miles north in Zephyrhills. Tampa is another destination for shopping, dining and events, about 30 miles south.
Highway access to Tampa and Wesley Chapel
Two Rivers is well-connected to surrounding towns. It's between Morris Bridge Road and Highway 301, which both lead south to Tampa. State Road 56 is a direct route west to Wesley Chapel. Pasco County buses don't yet reach the area. BayCare Hospital and two AdventHealth locations offer comprehensive medical care about 10 miles away. A new 300-bed hospital is expected to open nearby in spring 2026. Tampa International Airport is about 30 miles south, offering direct flights in the U.S. and abroad.
