Pleasant suburban living in Pleasant Valley
Pleasant Valley is more than a name for the collection of homes near the highway. While the neighborhood isn't in a valley, it is pleasant with convenience, quiet residential streets and a friendly, giving community of neighbors. The area stands out in the city around Christmas time, but little additions like a walking bridge to the nearby school, easy access to the interstate and major shopping nearby make it an attractive place to live year-round. Homebuyers note the attraction, and homes have a high desirability and fast selling time, lasting only two weeks after listing.
The Pleasant Valley neighborhood is largely all residential homes.
Candy Cane Lane in Pleasant Valley has raised over $1 million for the MACC Fund.

Candy Cane Lane
Oklahoma Avenue comes to life from Thanksgiving through Christmas with bright lights, colorful inflatables and community spirit. Houses from 92nd to 96th streets put on an elaborate Christmas display, a tradition since 1984 called Candy Cane Lane. "They wrap the trees in red and white lights, bring Santa, the mayor and some local celebrities and athletes," says Mandi Miller, a Realtor with Re/Max Forward. The event isn't just a celebration of the holidays; it also raises money to donate to the MACC Fund, a nonprofit organization that helps offset the costs for families dealing with childhood cancer. Though the lights are bright and the traffic along the street can get congested, Pleasant Valley's residents are accustomed to the tradition and keep it going for a good cause.
More than 300 homes in West Allis participate in Candy Cane lane.

A high rate of homeownership
As the population in West Allis grew during its industrial heyday, development expanded west. "You can tell when an area was developed based on the style of homes," Miller says. "There are newer and bigger houses to the west, built from the 1950s up." Ranch-style homes are the most common in Pleasant Valley. Cape Cods, small Tudors and Colonial Revival homes are also on the streets, sometimes sitting a few small steps up from the streets on small hills. Yards are trimmed, and the neighborhood has a high rate of homeownership. Prices range between $230,000 and $340,000, with a median price of $300,000 – well below the national median.
Pleasant Valley is a small quiet neighborhood with walkable streets.

A pedestrian bridge leads to Mitchell Elementary
Children begin learning at Mitchell Elementary School, rated B-minus by Niche. Though the school is on the other side of Interstate 41 from the neighborhood, students can walk there without crossing busy streets. A pedestrian bridge starting at the west end of West Dakota Street goes over Interstate 41 and leads to the school. Middle schoolers can walk along sidewalks in the neighborhood to Frank Lloyd Wright Intermediate, rated C. Due to recent rezoning, more middle school students will attend West Milwaukee Intermediate in the coming years to even out the number of kids at each school. Students finish up at Nathan Hale High School, rated B-minus.

Convenience and noise from Interstate 41
Interstate 41 is nearby for commuters. The highway connects to Interstates 43 and 94, two main highways of Eastern Wisconsin. Downtown Milwaukee is 10 miles northeast, and Milwaukee Mitchell International Airport is 10 miles southeast. There are no sound barriers or hills to separate the highway from the neighborhood, so sounds from the passing vehicles are standard for the nearest houses. Buses stop along Oklahoma Avenue and South 92nd Street, but most residents travel with personal cars. Aurora West Allis Medical Center is less than a mile away.
Ice fishing at McCarty Park
Residents use the soccer field and track at Frank Lloyd Wright Intermediate for exercise. Kids cool down on the water slide at McCarty Park's public pool during the summer, and the fishing pond freezes over in the winter. During the cold winters with an average of 45 inches of snow, the Southside Sportsmen's Club and the Wisconsin Department of Natural Resources teach ice fishing clinics on the pond.
The steps along McCarty Park pond are perfect for fishing.
Walking paths crisscross throughout McCarty Park which is an easy walk from Pleasant Valley.

A short drive from Highway 100
Only one store is in the home-heavy neighborhood – an aquarium shop called The Fish Factory. For everyday shopping and dining, residents head west to South 108th Street, which locals call Highway 100. The busy street is the city's main shopping area and has a mix of chain and locally owned restaurants. A bank, Walgreens and old-school bowling alley are closer to home, at the intersection of Oklahoma Avenue and South 92nd Street.
Large shopping stores are just west of Pleasant Valley on Hwy 100.
Pleasant Valley residents can head to the Fish Factory for all of their aquarium needs.
