The largest yards in West Allis
Houses in Root River Estates come with added privacy, more square footage and proximity to natural surroundings. Trees, undeveloped land and the Root River surround the largest yards in West Allis, but those desirable perks come at a cost. Root River Estates is spacious and suburban, with home prices to match. "That area has mostly established professionals," says John Klose Jr., broker and owner of Klose Realty LLC. "It isn't usually an option for first-time homebuyers.”
Prices are high for the city but still lower than the national median
Sprawling ranch-style homes, bi-levels, split-levels and Colonial Revival homes from the 1950s and '60s are common in Root River Estates. Prices range from $270,000 to $460,000, and homes are amongst the biggest and most expensive in the city, with a median price of around $340,000. Klose explains that home prices in Milwaukee increase as you move from east to west, and "The homes west of Highway 100 are the most expensive in West Allis." Even within some neighborhoods, including Root River Estates, property values increase towards the west, and homes nearing the New Berlin border are among the most expensive. Smaller Cape Cod, ranch-style homes and condos are available close to South 108th Street, ranging between $220,000 and $320,000. Homes sell after an average of 19 days, less than half the national average, and prices are up from the previous year.
Theater performances at Nathan Hale
Hoover Elementary School is across the New Berlin city border and is rated C-plus on Niche. Frank Lloyd Wright Intermediate School is rated C, and Nathan Hale High School is rated B-minus. Many West Allis-West Milwaukee School District theater performances occur at Nathan Hale in the neighborhood. The city eagerly supports the theater department, and "When that schedule is released, we have individuals who might not even have kids in the schools looking forward to coming to the performances," says Superintendent Dr. Tarrynce Robinson.
West Allis Athletic Complex and Dog Park
In 2019, the West Allis Dog Park off Hayes Avenue became the city's first and only dog park. The enclosed space is behind Nathan Hale High School and the West Allis Athletic Complex, which shares its campus. Outside school hours, residents can play pick-up softball, soccer or football on the fields or jog around the quarter-mile rubber track. Greenfield Park is the city's largest park and is home to a golf course, a forest with walking trails, a public aquatic park and a fishing pond.
Untouched land around the Root River
Root River goes through the neighborhood and is not only the namesake of the area but the reason it's less developed than the rest of the city. "The western areas of West Allis can't be developed because they're in a flood plain," says Mandi Miller, Realtor with Re/Max Forward. "Otherwise, West Allis is landlocked and almost entirely developed." The river and its connected streams bring greenery and wildlife like deer and wild turkeys to the area but increase the chance of flooding, especially after snow and rainstorms.
Bordered by shopping on Highway 100
The neighborhood's eastern half has a collection of stores, including The Home Depot, Pick 'n Save and Marshalls. Plazas with local and chain restaurants are along South 108th Street – called Highway 100 by locals – along with car dealerships, office buildings and warehouses. The city's main shopping strip is busy day and night, and a high level of noise from passing cars and traffic is standard on the nearest streets. Natty Oaks Pub & Eatery takes its name from the junction of National and Oklahoma avenues. The grassy outdoor section with picnic tables and yard games is a busy spot in the summer.
Short drives on Interstate 41
Buses stop along main roads, including Highway 100, but most residents rely on personal vehicles to get around. Interstate 41 is only 1 mile from the neighborhood and connects to interstates 43 and 94. Downtown Milwaukee is 10 miles away via I-94, and Milwaukee Mitchell International Airport is 11 miles away via I-43.
Root River Estates is one of West Allis' westernmost neighborhoods, close to Brookfield, Waukesha and New Berlin. Milwaukee County's Regional Medical Center is not far from the neighborhood – less than 5 miles north on I-41 in Wauwatosa – but the smaller Rogers Memorial Hospital of Milwaukee is in Root River Estates.
