Wide open spaces and abundant nature in rural West Bloomfield
Tucked between Lima and Canandaigua , West Bloomfield is a rural expanse in Ontario County that offers spacious lots, natural surroundings and proximity to outdoor activities in the Finger Lakes region. Farms, nurseries and agritourism thrive in the area, with several producers offering locally grown and raised goods. “West Bloomfield is more open land. There are less stores and there’s not really a downtown, so if you need to get amenities you have to make a trip elsewhere,” says Matthew Sharman, a Realtor with Empire Realty Group and one of the top agents in the region. But Sharman says that serene seclusion is what attracts many buyers to the area. The community “has rolling hills, a lake nearby and plenty of nature, and that’s the draw for the Finger Lakes.” The community also has a CAP Index Crime Score of 1 out of 10, lower than the national score of 4.
Historic farmhouses, ranch-style homes and new builds on large lots
Homes here are spread across 25 square miles and feature a broad range of styles and prices. Some homes date back to 1850, in early 19th-century styles like Colonial Revival, bungalow and National. Most ranch-style and split-level homes were built between the 1950s and the ’80s, but buyers can also find post-2000s builds and new construction. No matter the style, homeowners can expect large lots and rural surroundings on winding, rolling roads. Fixer-uppers and mobile homes cost between $50,000 and $150,000, but most move-in-ready homes sell for $200,000 to $350,000. Rural properties with acreage and newer builds range from $400,000 to $650,000 depending on the size and age. Sprawling country estates can top $1 million.
Year-round fun on nearby Finger Lakes
West Bloomfield is just 15 miles from Canandaigua Lake and Conesus Lake, giving residents easy access to two of the region’s favorite spots for boating, fishing, watersports and winter fun like ice fishing and snowmobiling. Honeoye Lake is 10 miles south and is a picturesque spot for kayaking and stand-up paddleboarding. At Sandy Bottom Park in Honeoye, families can launch boats, explore nature trails, relax at the playground or take a dip in the small swimming area. Honeoye Creek Wildlife Management Area offers hunting, trapping, hiking and wildlife spotting. About 5 miles away, the semi-private Lima Golf and Country Club has two 18-hole courses open to the public.
Bloomfield Central School District serves students
Most students are part of Bloomfield Central School District, with schools a few miles away in East Bloomfield . The district receives a B-plus grade from Niche and serves about 750 students. Bloomfield Elementary and Bloomfield Middle schools each receive a B-plus, while Bloomfield High School is rated B. The high school offers the International Baccalaureate Program, which is designed to prepare students for college. “The school district is great. People always remark about how friendly the Bloomfield community and Bloomfield parents are,” Sharman says. The private Elim Bible College is less than 5 miles away in Lima. Lima also offers private pre-kindergarten through twelfth-grade education at Lima Christian School, which receives a B from Niche.
Canandaigua is the go-to for errands, but local farms have fresh goods
While Dollar General carries basic necessities, most residents head to Canandaigua for grocery shopping and errands. The region’s rich farmland yields a bounty of goods, which local farmers offer up at roadside stalls and self-serve farmstands tucked at the ends of driveways. West Bloomfield Farmer’s Market runs on Fridays from June through October. Schlenker Farm Market features seasonal fruits and vegetables and transforms into a fall agritourism destination with u-pick pumpkins and a corn maze. Wild Hill Farm and Bristol Hills Lavender and Flower Farm both offer Community-Supported Agriculture (CSA) programs, where customers pay up front for a share of the harvest and receive weekly or bi-weekly bundles of produce or flowers.
Within a 30-minute drive of Rochester
The main throughway of state Route 5/U.S. Route 20 leads to Canandaigua and F.F. Thompson Hospital, which is less than 15 miles away. Rochester and Frederick Douglass Greater Rochester International Airport are about 20 miles away, or roughly half an hour, on Route 65. The area has winding and sometimes narrow rural roads that drivers may share with tractors during the spring and fall.
