A suburban community with plenty of outdoor space
West Bountiful is a Salt Lake City suburb tucked away between the Great Salt Lake and the snowcapped Wasatch Mountains. The city’s landscape is rich in parks, with community green spaces, trails and a golf course. “It’s spectacular. You’ve got these big, beautiful mountains on one side, and the lake on the other," says Realtor Brock Andersen of Berkshire Hathaway HomeServices Utah Properties, who lives in neighboring Bountiful. "We have a really high quality of life here, and there’s a ton of outdoor recreation."
The city is situated along Interstate 15, making it a popular place for commuters who want easy access to Salt Lake City without paying a premium for housing. “We’re slightly more affordable than Salt Lake City, but you’re only 10 minutes away from the city. I think that’s a huge draw,” Andersen says. The town has its roots as a mid-19th-century farming village, and several historic homes still stand here, including a cabin built in 1870 and a handful of Victorian-era mansions.
Home prices range widely, with manufactured homes as a budget option
West Bountiful offers a range of housing, from century-old bungalows and Victorians to midcentury ranch-style homes and recently built contemporary houses. The city has plenty of greenery, with many tree-lined streets and sweeping views of the Wasatch Mountains to the east. Lot sizes are generous, ranging from around a quarter-acre to an acre, offering plenty of room for landscaping and gardening. Prices range from around $500,000 to $1 million. Those seeking a more inexpensive option might consider a manufactured home, which can run between $25,000 and $50,000.
Three parks, a golf course and trails connect the community
West Bountiful has three community parks, a golf course and access to several local trail systems. West Bountiful City Park is the largest park, offering ball fields, playgrounds, picnic areas and basketball courts. Avid golfers can tee up at Lakeside Golf Course, a public course with beautiful views from its fairways and greens. The Denver & Rio Grande Rail Trail cuts through the city, offering a pedestrian connection to communities like Farmington, Roy and Clearfield. Nearby, the Pages Lane Trailhead and Mill Creek Trailhead offer hiking and biking along the shores of Bountiful Lake. “We’ve got hiking and mountain biking right out our front doors,” Andersen says.
Dining options include Thai, Mexican and Peruvian cuisine
The Commons at West Bountiful offers convenient shopping and dining in the community. Restaurants include chains like Texas Roadhouse, Five Guys and Café Rio, while everyday goods and groceries are found at Costco, Petco and Lowe’s. There are a few local eateries as well — El Dorado is a favorite for Mexican, Number One Thai Fusion specializes in Asian cuisine and Aji Rocoto serves Peruvian-style rotisserie chicken. High-end boutiques and restaurants are found in downtown Salt Lake City, about 10 miles away.
Public schools earn solid ratings and offer AP and sports programs
Students can begin their education close to home at West Bountiful Elementary School, which gets a B rating from Niche and serves kindergarten through sixth grade. The next step is B-plus-rated Bountiful Junior High School for seventh through ninth grade, followed by A-minus-rated Viewmont High School. The high school offers 20 Advanced Placement classes, a full slate of athletic programs and a wide range of clubs and extracurricular activities.
Easy access to I-15 and commuter rail to Salt Lake City
West Bountiful’s proximity to Interstate 15 makes it well suited for commuting. It’s only 10 miles to downtown Salt Lake City, and residents are only a mile from Woods Cross Station, a rail stop on a commuter rail line that runs from Ogden to Provo. Those in need of medical care can head to Lakeview Hospital, about 3 miles east of town. Salt Lake City International Airport is the nearest major airport, offering direct flights to many major U.S. cities and several international destinations.
