West Easton is a small, residential borough with sidewalk-lined streets and community green spaces situated along the Lehigh River. “It’s a really small town in the middle of other busy towns,” says Justin Woodring, a Realtor with Berkshire Hathaway HomeServices who has been selling homes in the area for over seven years. “People choose to live here because it’s close to everything and one of the most affordable towns in the Lehigh Valley.” The borough covers less than ½ a square mile on the cusp of the city of Easton, and residents are centrally located less than 2 miles from access points to Route 22 and Interstate 78. “It’s a quaint little area,” says Joan Heebner, the Manager of the Borough of West Easton. “Nobody ever knows where it is, it’s kind of cute in that way.”

Traditional single-family homes and twins
The borough features a mix of single-family homes and twin homes built throughout the 1900s. Further south along the Lehigh River, raised ranches and traditional Colonial Revivals boast waterfront views and range from around $280,000 to $435,000. Most homes in this area sit in a FEMA-designated AE Flood Zone, meaning that homeowners face a 1% annual chance of flooding. Residents in West Easton are centrally located between Route 22 and Interstate 78, which provide access to the rest of the Lehigh Valley and beyond. The borough is also equidistant from Philadelphia and New York – about 70 miles from both cities. For longer trips, Lehigh Valley International Airport is about 12 miles east and offers domestic flights across the country.

West Easton is primarily residential beyond industrial sites along Lehigh River, but the borough is home to several local businesses. Miller’s Hardware is a long-standing community staple where locals can pick up home improvement tools or repair their screens. Next to Gerald W. Gross Community Park, the laid-back sports bar Dubs on 5th features a wood-paneled bar, classic pub grub and 20 TVs providing plenty of sports and entertainment. Residents can run errands at the Palmer Town Center, which is about a mile west and includes chains such as Home Depot and Giant.

Community parks with sports courts and playsets
West Easton has two active parks. “You’ll see kids out walking around and riding their bikes,” Woodring says. Gerald W. Gross Community Park sits in the northwest corner of the borough and features a basketball court, ballfield and a playground for kids to explore. Residents can also head to Louis Niko Community Park, where a swing set and picnic tables sit atop a hill. The hill offers panoramic views of the Lehigh Valley and is a popular sledding spot in the winter.

Children attend the Wilson Area School District
Kids in grades K-4 can walk to Avona Elementary School before moving on to Wilson Area Intermediate School for grades 5-8. Both schools earned a B from Niche. Teens attend the A-minus-rated Wilson Area High School, which offers students the opportunity to earn college credit through Advanced Placement courses and has an average student-teacher ratio of 16-to-1.
