A suburban community that feels like a small town

When the city of Glens Falls expanded west into Queensbury several decades ago, the community of West Glens Falls was born. “People began moving from the downtown into the suburbs for more land and a suburban lifestyle,” says broker associate Jeff York, who partners with his wife, Pam York, at Berkshire Hathaway Home Services – Blake Realty. What’s helped the development process is mixed-use zoning. “[It] is residential, but you still have offices down the street,” York says. “Hannaford and Walgreens are within walking distance. Commercial development has been strong along Broad and Main streets.” Zoning flexibility has allowed the community to expand while integrating important services, which many new developments lack. West Glens Falls is also a community that appeals to families with children. “It’s an environment where kids can play outside, ride their bikes and walk to a park,” says Erin Sipowicz, a licensed real estate salesperson with Howard Hanna Real Estate Services, who grew up in Glens Falls. “There are hiking and biking trails nearby. During Covid, people from downstate started moving here because it’s so family-friendly and safe.” In West Glens Falls, people know their neighbors, and the community feels like a small town.

Recreation along the Hudson and indoors at local centers

The community offers many parks, sports complexes, nature preserves, hiking trails and indoor sports facilities. “The outdoor activities for kids and adults keep the quality of life high here,” York says. “You’re not far from the Hudson River and not stuck in an urban space with no place to unwind.” Along the Hudson, Feeder Canal Park offers a view of the Feeder Dam with a bridge to the Old Champlain Canal towpath, which becomes a hiking/biking trail along the river. The trail runs into Haviland Cove Park downstream, which features a public beach, popular with families, and a kayak launch. A basketball court, tennis court and baseball diamond round out the amenities. Nature reserves on the community's western side include Leon M. Steves Big Bay Preserve, which occupies 68 acres and offers opportunities for hiking, mountain biking, wildlife observation, snowshoeing and cross-country skiing. The preserve also borders over 2,500 feet of Hudson River shoreline and over 3,000 feet of Clendon Brook. Nearby West Mountain offers year-round activities in a family-friendly environment, from ziplining in the summer to cross-country skiing in the winter. The Adirondack Sports Complex, located west of I-87, features a climate-controlled dome where athletes of all ages can play soccer. This facility also has over 9 acres of outdoor sports fields and tennis courts. Minutes away, the Rocksport Indoor Climbing Gym offers nearly 9,000 square feet of climbing surface, and Sky Zone Queensbury is a trampoline park with multiple challenges, attractions and courses.

Classic homes for working families

With most houses built after 1950, West Glens Falls features classic suburban home styles that fit the time period. “In the city, Victorians speak to the era when the downtown was built,” York says. “From the city going west to Queensbury, the lots get larger, and the homes are newer. West Glens Falls is a blending of the two.” Ranch-style homes on a half-acre or more land, many now ripe for renovation, can list from $175,000 for older fixer-uppers to over $600,000 for newer builds with more updated features. Cape Cods with woodburning fireplaces, full basements and second-floor bonus rooms range from $200,000 to $500,000. Colonial revival homes with original hardwood floors, family rooms and garages can sell for between $250,000 and $625,000. “The market has been robust the last few years,” York says, “and property values have increased. While developments in Queensbury farther west attract professionals and executives, West Glens Falls remains affordable for working families. You can still find single-family homes in the $200,000 to $300,000 range.”

Quality Queensbury schools and SUNY Adirondack

According to York, the low crime rate, clean air and good school system are some of West Glens Falls greatest attributes. Schools that serve the community are part of the Queensbury Union Free School District, which received a B-plus from Niche. Queensbury Elementary, a K-3 school, earned a B-plus and offers several extracurricular activities, like art and ski clubs, to keep students engaged. William H. Barton Intermediate, another B-plus school, serves fourth and fifth graders. At Queensbury Middle, which also scored a B-plus, students won bronze, silver and gold honors for their foreign language skills. Queensbury High scored a B, and student-athletes at the high school compete in more than 25 sports across three seasons. In 2023, the school created its first Athletics Hall of Fame to honor outstanding coaches, teams and players throughout its 75-year sports history.

Walking, biking and riding in West Glens Falls

Homes on the eastern half of West Glens Falls are walkable to parks, stores and restaurants. The Capital District No. 407 bus runs down Main Street and circles back on Luzerne Road to carry passengers downtown, a 2-mile ride. At parks along the Hudson River, cyclists can pick up the Canalway Trail or Feeder Canal Trail, which connects to Downtown Glens Falls and the Warren County Bikeway, a nearly 10-mile paved multi-use trail to Lake George. The Floyd Bennett Memorial Airport is nearby, too. Interstate 87, which cuts through the community, connects West Glens Falls to Saratoga Springs (20 miles away), Albany (55 miles away) and New York City (200 miles away).

Local family-owned restaurants and Queensbury attractions

Most shopping centers and restaurants in West Glens Falls are on Main Street, which turns into Broad Street going east and Corinth Road going west. One local favorite is Lox of Bagels and Moor on Main Street, a third-generation business that sells thousands of bagels daily to customers and businesses throughout the area. Talk of the Town Pizza off Broad Street has been a Glens Falls staple for over 35 years and offers gluten-free options and a children’s selection. The Grateful Den Kitchen and Bar is a few doors down. This pub-style restaurant features live music and serves classic bar favorites like wings, nachos and burgers. Hannaford on Broad Street is the closest grocery store. Big box stores like Target and Walmart are both 3 miles north on I-87 in Queensbury. Moviegoers can step back in time at the Glen Drive-In Theater. It features movies on two screens and shows the latest blockbusters. Six Flags Great Escape, with family-favorite rides, rollercoasters and a waterpark, is only 6 miles north of West Glens Falls. Lake George, just named the cleanest lake in the United States by Travel and Leisure Magazine, is 10 miles north.

Outdoor markets, food and live music in Glens Falls

Residents can visit the Glens Falls Farmers downtown on Saturday mornings from May to October in a parking pavilion at the corner of Elm and South streets. The market features fresh produce, locally made products, live music and cooking demos. The Adirondack Greek Festival takes place in July on the grounds of the St. George Orthodox Church just over the Hudson in South Glens Falls. Greek dishes, pastries, music, entertainment and church tours are part of the festivities during this three-day event. Residents can also enjoy free outdoor concerts on Friday nights from June to August at the nearby Crandall Park Bandshell off Glen Street. The concerts are sponsored by The Park Theater and feature local musicians and a rotating cast of food trucks.
