West Marlborough Township blends rural charm and equestrian life

In the mid-1900s, West Marlborough Township was a destination for Texas longhorn cattle to graze the rolling hills of King Ranch and fatten up before being sold to cattle markets. Today, the scenic pastures make up Chester County’s horse country, where equestrians and stables are a major part of the landscape. “People do the competitive side of it and people are also just there for the enjoyment of riding their horses through the countryside,” says Karen Nader, a Realtor with Monument Sotheby’s International Realty, who has lived in the region for about 30 years. Though this community of less than 900 residents offers a very rural atmosphere, it’s a quick drive from all the shops and restaurants of Philadelphia’s western suburbs.

Farmhouse-style homes sit on wooded lots and open farmland

Most homes here are either tucked away in the woods or have views of rolling farmland. Homes rarely hit the market, as only four have sold in recent years. “A lot of families have lived there for generations, so many homes and farms are passed down,” Nader says. Homes include farmhouse-style properties on 1 to 3 acres of land, ranging from $650,000 to $900,000. The township receives a CAP Index Crime Score of 1 out of 10, lower than the national average of 4.

Horse farms support both leisure and competitions

The Laurels Preserve offers hundreds of acres of nature to explore, whether for hiking or horseback riding. Trails wind through mature woodlands and by two creeks where Native Americans used to fish. Today, fishing isn’t allowed, but hunting is permitted with a permit.
Whether to solely house and care for a horse or train it for competitions, there are plenty of options, including Integrity Farms, RG Equine and Ashwell Stables. Plantation Field hosts several horse trials throughout the year, including an international event held every September. It also hosts non-horse-related events, including The Lights Fest, a national touring festival where visitors launch sky lanterns and enjoy an evening of live music. The Tough Mudder also comes to Plantation Field, another touring event described as a “hardcore obstacle course,” involving lots of climbing and mud.

A few dining options, with more choices in nearby boroughs

There are very few shops and restaurants in the township. The Whip Tavern serves Scotch eggs, Welsh Rarebit and other British dishes with outdoor seating available by a trickling creek. This is a very popular restaurant that draws people from all over, according to Nader. There’s also Archie’s, a local sandwich shop that offers subs and cheesesteaks. More restaurants and retailers are approximately 15 to 30 minutes away in the boroughs of Coatesville, Kennett Square, West Chester and several others.

Unionville High School offers a strong STEM program

Students may attend Unionville Elementary School, which receives an A grade from Niche. Charles F. Patton Middle School is also graded an A, and Unionville High School receives an A-plus. The high school is ranked the second-best in Pennsylvania for STEM education by U.S. News & World Report.

Wilmington and Philadelphia are within reach for commuters

With nearby access to U.S. 1, it takes about 90 minutes to drive 45 miles to Center City Philadelphia. Locals can also drive about 25 minutes to Downingtown to park and ride a SEPTA train to the city. The ride takes a little over an hour. Wilmington, Delaware, is approximately 20 miles away, which is about a 40-minute drive. For longer trips, travelers can fly out of Philadelphia International Airport.
