West Nottingham Township is a rural outpost just beyond bigger locales

In West Nottingham Township, spacious stretches of southern Pennsylvania territory give residents a respite from city life. This community of 2,800 is spread out over acre-plus lots along quiet, country roads. It’s the exact type of environment some buyers are looking for. “I think the big thing is that people just don’t want to be in the city anymore,” says area Coldwell Banker agent Alice Stewart, who’s licensed in Pennsylvania and Maryland and was named to Washingtonian magazine’s list of the region’s best realtors in 2024. Nevertheless, some of the roads here connect people to the amenities in more urban communities like Oxford, Pennsylvania, and Newark, Delaware.

Housing stock offers options for a variety of buyers

West Nottingham Township's tranquil landscape is a canvas for all sorts of homes. Options include bungalows, colonials and ranch-style houses built between 1950 and 1980, as well as some New Traditional-style homes constructed over the last 40 years. Space to breathe is a common denominator — the median lot size is an acre. Single-family houses needing work sell for $170,000 to $250,000, while properties in better condition go for $290,000 to $680,000. West Nottingham Township also has a smattering of manufactured homes, for $70,000 to $150,000. Homes here sell for an average of 47 days on the market, slightly quicker than the national average. The area attracts buyers from cities like Philadelphia, Newark and Wilmington who are looking for a quieter lifestyle, Stewart says. The community maintains a CAP Index Crime score of 2 out of 10, which is significantly better than the national average of 4.

Area schools support family involvement

This community is part of the Oxford Area School District, a system with a B grade from Niche. The district offers a combined PTO for families of students in all grade levels, supporting activities from spirit wear sales to a father-daughter dance. Jordan Bank Kindergarten Center and Elk Ridge Elementary earn B ratings and serve kindergarten through second-grade students. The B-minus-rated Nottingham Elementary includes grades 3 and 4, and the B-plus-rated Hopewell Elementary has grades 5 and 6. Penn’s Grove School carries a B-minus and features grades 7 and 8. Students at the B-rated Oxford Area High have extracurricular activities ranging from a book club to a ski and snowboard club.

State and U.S. routes guide commuters to other communities

U.S. Route 1 carries drivers 6 miles northeast toward the heart of Oxford, a borough of about 5,700 people. Pennsylvania state Route 272 and Maryland state Route 273 are connections to Newark, which is 20 miles away and a city of 30,600. Christiana Hospital in Newark has an emergency department and over 1,000 beds. Philadelphia International Airport is a 56-mile trip on Interstate 95.

Ice cream and chips are readily available

Baltimore Pike is a hub of business in the township. Nottingham Inn Kitchen & Creamery is a hot spot for its breakfast offerings and its over two dozen ice cream flavors. “The creamery is a big deal in that area, because there’s just not a lot in the area,” Stewart says. “A lot of people hang out at the creamery.” The Herr’s snacks company headquarters are also off Baltimore Pike, and the facilities are open for tours, during which visitors can taste freshly made chips off the production belt. Oxford has more businesses, including big-box retailers like Walmart and Tractor Supply Co. Shoppers can also head into Newark for shopping — Delaware has no sales tax.

Expansive park provides space for an assortment of activities

Nottingham County Park is a centerpiece of the recreation offerings in this area. The space stretches 731 acres, encompassing three playgrounds, three ponds open to fishing and a 1-mile fitness trail with 18 stations prompting a variety of movements. The park’s roughly 3-mile Buck Trail takes hikers to an elevated perch with views of the surrounding area. Stewart says people also like the nearly 1,700-acre William Penn State Forest, where they can fish along the Delaware River and Octoraro Creek, and hunt for deer and waterfowl. Longwood Gardens, about 25 miles away in Kennett Square, is an over 1,100-acre expanse where some 1,300 varieties of plants grow each year. ”That’s a huge draw,” Stewart says.

Holiday season features plenty of lights

Besides tasting chips, locals can visit the Herr’s factory for its annual holiday lights display. Available from late November to early January, the display features over 600,000 lights and is free to see. “People come from all around to see it,” Stewart says. Nottingham County Park hosts an annual Fourth of July celebration with fireworks, called the Freedom Fest. Oxford gathers the area community for its First Friday events from May to October, featuring vendors and live music.
