West Nyack is a historic area with shopping and an easy commute to NYC
West Nyack is an unassuming suburb on the west side of the Hudson River. Despite lacking a direct train line to New York City, it draws people who commute to Manhattan. “It’s about a 25-minute drive, maybe a little less, to get to the George Washington Bridge in Manhattan,” says Glenda Koda, an associate real estate broker at Howard Hanna Rand Realty. She’s lived in the community for over 20 years and used to commute into the city for work. “So it’s a bedroom community, but the prices are less than they would be if somebody were buying a home in Westchester County, which is a little bit more expensive.” Aside from its prices and proximity to the city, West Nyack is perhaps best known for the Palisades Center, which is among the country's biggest malls. That's not what locals love most about the area, though. “The thing ... that attracted me to it, is that it’s eclectic,” Koda says. “I like the historical component of it. Because you see it when you're here. You see the plaques in the stone walls and the old buildings. But that’s not the whole town at all, and I like the eclecticness of it and the fact that it’s not pretentious.”

Eclectic housing styles and historic neighborhoods
That nature shows up in the homes here too, which run the gamut of styles and include hi-ranches, ranch-style homes and Cape Cods in some parts of the neighborhood. Other parts have sprawling colonials, Tudors and New Traditionals. Koda says some of the area’s oldest homes are Dutch colonials, though there was a revival of the style in the 1970s and '80s. There are also historic areas like Van Houten Fields, which was home to a farming commune full of bungalows in the 1930s. “Eventually, that switched over and regular people came and bought houses and built them up, but it still has a funky nature to it and it’s an eclectic mix,” Koda says. Now, it’s a heavily wooded neighborhood known for larger houses. In rare cases, homes here sell in the $300,000 range, but these homes are typically either very small or are sold with the understanding that they’ll be torn down. Most houses range from $500,000 to $850,000, though large, updated homes occasionally climb to about $1.4 million.

Highly rated Clarkstown schools
The Clarkstown Central School District, which Niche gives an A, is another major draw to West Nyack. Children can attend West Nyack Elementary School, which has a B-plus, Felix Festa Middle School, which has an A-minus and Clarkstown High School South, which has an A. The high school puts an emphasis on teaching students financial literacy, with lessons focusing on how to save and invest the money students make. Extracurriculars include American Sign Language, robotics and Dungeons & Dragons clubs.

Easy highway access and proximity to world-class hospitals
Located at a crossroads of major highways, West Nyack has easy access to Interstate 287, which locals call “the Thruway,” state Route 59 and Palisades Interstate Parkway. It’s also just minutes from state Route 9W. “The Thruway is a major thoroughfare, it gets you to New England, it gets you to Westchester — it gets you all over,” Koda says. Montefiore Nyack Hospital is just 3 miles from West Nyack, but Koda says there are also benefits to being close to New York City’s prestigious hospitals. “Some of the best hospitals and medical professionals in the world are at your fingertips, and you don’t appreciate that until you realize you need it,” she says.
Improvements along West Nyack Road, local eateries, Palisades Center
West Nyack Road, which serves as the neighborhood’s main road, is undergoing construction to improve traffic flow and parking along while adding sidewalks and streetlights to increase walkability. Most of West Nyack’s restaurants are stretched along the road. “There’s cute little businesses, tiny restaurants, little coffee places, that kind of thing,” Koda says. “It’s just a cute little area.” Lulu’s Café is a favorite breakfast and brunch spot known for its 1950s vibe. Another staple here is 1840 Tavern — which, despite changing hands and its name in 2017, most locals still call by its historic name, The Clarksville Inn. It got its start in 1840 as a major stop for stagecoaches and travelers, later becoming a center of social life during the Civil War. Today, it has the atmosphere of a laid-back pub, serving burgers, shepherd’s pie and beer. The Palisades Center has over 200 stores, an ice-skating rink, movie theater and bowling alley spread across four stories, drawing many people from surrounding communities. For essentials, there’s a ShopRite across the street from the mall. Residents wanting to avoid potential mall traffic drive just outside the neighborhood to a little shopping center that has an ALDI along with other stores like HomeGoods and Marshalls.

Local parks, swimming pools and a short drive to the Hudson River
West Nyack Green and Firefighter Memorial Park has walking paths and a playground. Nearby, Germonds Park hosts baseball games and practices. It also has a mini golf course, and it’s particularly popular during the summer for its pools and summer camp for kids. Some residents join the West Nyack Swim Club instead. “It’s great because your life becomes that swim club, and they do all kinds of family activities like float night and movie night,” Koda says. “And they have tennis courts there as well, so you can teach your kids how to swim and how to play tennis.” For hikers, there are abundant trails just a few miles away in Buttermilk Falls County Park and Blauvelt State Park. The Hudson River is also about 3 miles away, and Koda says everyone heads there for activities like hiking, boating and kayaking.

Annual tree lighting ceremony in West Nyack Green
West Nyack is quiet for most of the year, but holds the Clarkstown Annual Tree Lighting in early December. Santa Claus kicks off the celebration when he arrives on a local firetruck, and everyone enjoys cookies and hot cocoa.
Heavy rains occasionally close Route 59 with flooding
The portion of West Nyack surrounding the Hackensack River is prone to flooding after heavy rain. In 2021, a levee was built to reduce the risk to local homes, but Route 59 is still prone to flooding, occasionally closing temporarily as a result.
