Finding Ohio in Florida
Half of the streets in Florida Gardens are named for cities in Ohio, a nod to the neighborhood’s developer, Karl Beachler, who wanted to bring some of his home state to what was originally meant to be a retirement community. Today, Florida Gardens isn’t a retirement community but a close-knit suburb, much like the old-school Akron neighborhoods Beachler left behind — only this one has palm trees. “My significant other had her eye on this neighborhood for a long time,” says Gary Oliwa, a Florida Gardens resident since 2003 and editor of the neighborhood newsletter. “The fact that there is no HOA was a huge draw for us. That’s a rarity in South Florida. It’s also a family community.” Florida Gardens may be HOA-free, but it does have an active civic association. The neighborhood is also ideally situated for day-to-day suburban living, wedged between Lake Worth Road, Florida’s Turnpike and small shopping plazas.

The Florida Gardens Civic Association
Residents are automatically members of the Florida Gardens Civic Association, and any contributions are voluntary, Oliwa says. The money goes toward a couple of amenities, including clubhouse maintenance and the Florida Gardens College Scholarship Award. “We give away up to two each year to students going to college or trade school,” Oliwa says. The money also goes toward community events. Christmas and Halloween bring the biggest turnouts with golf cart parades and house decorating competitions for cash prizes. “Some of us decorate but recuse ourselves from the contest because we would win every time,” Oliwa says with a laugh. “My Halloween display is well known; the county’s even written about it in the paper. I had 632 trick-or-treaters this last year.” Other Halloween festivities include a trunk-or-treat outside the clubhouse. “Halloween, Christmas and Easter here are mega, and I mean mega,” Oliwa says. “For the kids, you know?”

Minimal Traditional ranch-style homes
The bulk of Florida Gardens’s properties were built in the 1950s and 1970s. Minimal Traditional ranch-style houses are the predominant style, but these aren’t cookie-cutter homes. Other architectural influences, such as Spanish Mission, can be seen as well. With no HOA, residents are free to park their boats, RVs and other recreational vehicles in the driveway. Speaking of recreation, lot sizes can be a quarter acre, half acre or even more than a full acre, giving folks all the room to grow their gardens, play catch with the kids, host barbecues or just lounge by the pool. These large lots also offer plenty of foliage from mature oaks, maples and palms to take a break from the South Florida sun. One- and two-car garages are also common; driveways are standard. List prices range from about $450,000 to more than $800,000.

Local students attend schools in the School District of Palm Beach County. They can begin their K-12 studies at Discovery Key Elementary, rated A-minus on Niche, before going to Woodlands Middle, rated B-plus. High-schoolers head to Dr. Joaquín García High, the county’s newest, state-of-the-art high school. It’s currently unrated since the school only opened in 2023. Some standout amenities are a food court-style cafeteria and brand-new athletic facilities, including ballfields, weightlifting and wrestling rooms, tennis courts, a stadium, and a sand volleyball court.

There are plenty of outdoor recreation options here, from the waterfront views, ballfields and playgrounds at Greenacres Freedom Park and Samuel J. Ferreri Community Park to the 1,700-acre recreational mecca that is Okeeheelee Park. Florida Gardens residents are within a 5-mile drive of Okeeheelee Park’s southern half, home to trails that wind through protected woodlands, lakes and the Jim Brandon Equestrian Center.

Golf-carting distance from Nassau Square
Lake Worth Road runs along the neighborhood’s north side, and right across it is Nassau Square, a small commercial plaza with Publix, Dollar Tree and other convenient businesses. It also has several eateries, such as Crazee Mario’s Pizzeria, a unique Italian-Indian spot with piping hot pies and samosas. The Market Place is another nearby shopping strip. It’s home to a small movie theater where movie buffs can catch the latest blockbusters and limited-release independent films. “I grew up in Connecticut, and to get to the nearest grocery store was a 15-minute ride,” Oliwa says. “Now I just drive across the street; it’s wonderful. Everything is within walking or golf-carting distance.”

Fort Worth Road to Florida’s Turnpike
Folks may ride golf carts around the neighborhood, but Florida Gardens is a car-dependent community in an unincorporated area. Luckily, it couldn’t be easier to access Florida’s Turnpike. “When Florida Gardens was first established, there was no turnpike,” Oliwa says. “So when they started building it, Karl Beachler lobbied the governor to build an exit and entrance ramp on Lake Worth Road. So, our Akron Road exit goes right to Florida’s Turnpike.” Palm Beach International Airport is less than 15 miles away.
