Lake Belvedere Estates offers suburban living near West Palm Beach

Lake Belvedere Estates is an established neighborhood just outside of West Palm Beach. The community lives up to its name, with two lakes tucked between its residential streets, and its central location attracts those looking for suburban living near the city. “You know when people are talking about a neighborhood with the perfect location near everything? That’s Lake Belvedere Estates,” says Loodmy Jacques, a real estate agent with Keller Williams who has over a decade of experience in the industry. “You have the turnpike on your west side and the airport on your east side, so transportation is pretty easy.” Lake Belvedere Estates is also less than 10 miles from the shopping and dining scene in Downtown West Palm Beach. “You’re close to everything, and the price range is good for a first-time homebuyer,” says Donna Galloway, a broker with Golden Sands South Florida Realty, Inc.

Ranch-style homes and gated communities with more modern builds

Potential buyers will find a mix of ranch-style homes built in the 1960s and ‘70s in Lake Belvedere Estates. “These are single-story homes with quarter- or half-acre lots,” Jacques says. “Lake Belvedere Estates is also one of the few neighborhoods in the area that doesn’t have an HOA, so there’s a bit more freedom there.” While most homes have lightly colored exteriors, some take advantage of the fact that there is no HOA and are painted in vibrant shades of blue, pink or yellow. Home prices typically range from $400,000 to $490,000. “That’s affordable for Florida right now, so it’s a good starter place for first-time homebuyers,” Galloway says.

The gated communities of Independence Point and Independence Cove are just west of Lake Belvedere Estates. “These are newer homes with more of a modern look. They really appeal to people who want that sense of privacy,” Jacques says. Independence Point is a single-family home community where Mediterranean-inspired houses sell for $460,000 to $570,000, while Independence Cove is a townhouse development where prices range from $350,000 to $410,000. Both communities have mandatory HOAs with monthly fees. There’s also a third gated community in the area, Sunterra, where single-family homes rarely come on the market; estimated home values in Sunterra range from about $490,000 to $700,000.

Outdoor recreation includes neighborhood parks and more

Lake Belvedere Estates Park is a neighborhood green space with a playground, basketball court and a grassy area with room for activities. In Independence Cove and Independence Point, community amenities include an outdoor pool, tennis court and playground. Sunterra residents also have access to a community pool and clubhouse.

Okeeheelee Nature Park covers nearly 1,700 acres, making it one of the largest parks in South Florida. “From two-year-old kids to grown-ups, that park has something for everyone,” Jacques says. It’s less than 10 miles from Lake Belvedere Estates and features various athletic facilities, an equestrian center and miles of walking paths. The park is also a destination for water recreation, with multiple lakes for water skiing, fishing and paddle boating. For golfers, the public Village Golf Club and private Trump International Golf Club are less than 8 miles away. Jacques adds that PopStroke, which has two mini-golf courses, is another popular spot in the area. And for sun-worshippers, the sand and surf of Palm Beach are less than 10 miles east.

School ratings and programs in the Palm Beach County School District

Residents are served by the Palm Beach County School District, which earns an overall grade of B-plus from Niche. Most kids can begin their education at the B-plus-rated Wynnebrook Elementary School before moving on to the C-rated Jeaga Middle School. Royal Palm Beach Community High School receives a B and offers several Academic and College and Career Academy programs in fields such as medical sciences, business marketing and STEM. It also participates in the International Baccalaureate Diploma Programme, a rigorous two-year program emphasizing global perspectives.

Nearby retail destinations and Downtown West Palm Beach

Lake Belvedere Estates is near several shopping centers. Residents are about 3 miles from a plaza with Home Depot, Publix and fast-food chains like Dunkin’. There are more shops and restaurants at the Tanger Outlets Palm Beach, an open-air shopping center less than 8 miles away. “You can spend a whole day there shopping around and exploring the restaurants,” Jacques says. It features over 100 retailers, including name-brand stores like Coach, Nordstrom Rack and Saks Off 5th. The outlet mall also has chain restaurants such as BJ’s Restaurant & Brewhouse and TooJay’s Deli.

Small businesses thrive in Downtown West Palm Beach, less than 10 miles from Lake Belvedere Estates. Downtown favorites include CityPlace, an outdoor mall home to local restaurants like IL Bellagio. Residents can also explore the downtown nightlife scene on Clematis Street. When the mood for extravagant indulgence strikes, shoppers can head to the glamour of Palm Beach’s Worth Avenue, about 8 miles away.

Major highways and public transportation around Lake Belvedere Estates

The community is close to major thoroughfares such as U.S. Route 98, Florida’s Turnpike and Interstate 95. The turnpike offers a direct route to bigger cities like Miami, about 70 miles south of Lake Belvedere Estates. Residents can access Palm Tran bus stops on the community’s northern edge, and West Palm Beach Station is just over 5 miles away. The train station is served by Amtrak and the Tri-Rail, a commuter rail service connecting West Palm Beach, Miami and Fort Lauderdale. For flights, residents are less than 5 miles from Palm Beach International Airport. The Good Samaritan Medical Center, less than 10 miles away, is one of several hospitals in the area.
