Northshore
Suburban Neighborhood in West Palm Beach, Florida
Palm Beach County 33401, 33407
"Hidden gem" offers attractive midcentury homes
Midcentury housing fills truncated, tree-lined streets, and well-maintained sidewalks provide convenient walkability. Inland homes typically range in price from the mid-$300,000s to the mid-$600,000s. Homes on the high end of that range often feature screened-in pools. Waterfront homes range from the low $700,000s to as much as $1 million for the largest options along Lake Mangonia. “It’s a quaint neighborhood, kind of a hidden gem,” Walters says. “Once you find it, you’re like, ‘Wow, these homes are nice!’” While many residents enjoy serene waterfront views, there are no private docks, which adds to the peaceful setting. However, driveways and garages provide adequate room for boat storage. Townhomes in the high $200,000s offer a multi-family alternative. Another benefit to living in Northshore is that the neighborhood is located among some of the area’s highest elevations. That means that flooding is not a concern despite the proximity to the coast.Lake Mangonia anchors an array of water-related activities
Lake Mangonia is the neighborhood’s featured recreational attraction. Boaters and watercraft enthusiasts can access the 540-acre body at Lake Mangonia Park. The lake hosts youth and adult summer sailing programs. Anglers can search for peacock bass and other sportfish. Nearby Sunset Park features a playground along the lakefront. “The lake definitely helps sell the neighborhood,” Walters says. Gaines Park on the lake’s south shore is adjacent to the neighborhood. An ongoing $15 million renovation is focused on transforming the park’s community center, which offers educational programs, social activities and children’s camps. Current amenities such as tennis courts and an aquatic center will receive significant upgrades as well. Residents enjoy convenient access to a variety of water-related activities away from the neighborhood. “People come here for waterside living. You don’t just have the lake, but the beaches and the lagoons, too,” says Ishrat Ahmed, Realtor at Keller Williams Reserve who has sold homes in the neighborhood. Boaters can access the Intracoastal Waterway at parks along the nearby waterfront, and beachgoers need only to cross the waterway to enjoy relaxing recreation on Palm Beach Island. Manatee Lagoon on the Intracoastal offers the chance to interact with one of Florida’s favorite creatures. The educational center is dedicated to protection of manatees and preservation of their habitat, which includes the adjacent Lake Worth Lagoon, a 20-mile stretch along the Intracoastal where visitors can kayak, canoe, fish and bird-watch.Palm Beach Lakes High School offers fire science, digital media, biotechnology courses
The neighborhood is served by Palm Beach County schools. Young students can attend nearby Northmore Elementary, a C-rated school by Niche. Older students can attend John F. Kennedy Middle and Palm Beach Lakes High, both C-plus-rated schools. The high school features specialized programs in several subjects, from fire science to digital media to biotechnology.St. Mary’s Medical Center and HCA Florida JFK North hospitals are just outside the neighborhood
Residents have several convenient travel options at their disposal. Public transportation is provided by buses that run along 45th Street, Congress Avenue and Australian Avenue. Commuter rail service is available at Mangonia Park Station, less than a mile from the neighborhood. Interstate 95 is easily accessible and provides a quick option for longer commutes. Other nearby destinations of note include St. Mary’s Medical Center and HCA Florida JFK North hospitals just outside the neighborhood, Good Samaritan Medical Center downtown and Palm Beach International Airport only 3 miles farther south. Given its location, the neighborhood might not be a hidden gem much longer. “It’s thriving,” Walters says. “People are beginning to figure out what it offers. You can see the progression.”Tangier Outlets Palm Beach easily accessible from anywhere in the neighborhood
Retail and dining options surround the neighborhood. A concentration of retail stores just south of the neighborhood is easily accessible from both sides of it, thanks to Palm Beach Lakes Boulevard and Interstate 95. Tangier Outlets Palm Beach features dozens of stores, and right next door is a retail center that includes Whole Foods and Marshalls. Target anchors another adjacent shopping center. BJ’s Restaurant & Brewhouse and La Vie Mediterranean, a highly rated upscale restaurant, are popular dining destinations nearby. Just north of the community, the 45th Street corridor offers additional retail and dining options, including Presidente Supermarket. Residents can take 45th Street to U.S. Highway 1, which leads directly south to downtown West Palm Beach and its collection of boutique shops, eateries and entertainment venues.
