History harbors new beginnings
Deep historical roots are blooming into new development within Pleasant City. This area rose as West Palm Beach’s first Black settlement, established in the early 20th century. Those roots are something locals still grip tight to as evolution continues to sprout all around, adding more retail and recreation to the area. “Pleasant City is like a neighborhood on the come up,” says Stefan Levine, a local realtor with The Agency.
Established homes blend with modern options
This community was officially added to the city of West Palm Beach in 1912, and there are still quite a few homes here that date back to that era, particularly the 1920s. Options are situated tightly together along sidewalk-lined residential streets. Some recently built single-family houses and townhomes dot these same streets, mixed in with the established options. Home seekers looking to live a bit farther east, closer to the water, can pick from multiple high-rise condo complexes in the neighborhood, too. Each of these complexes has full bike racks out front, says local realtor Thalia Arellano, a sign of the area’s convenient location. “You can ride your bike downtown or to the beach,” says Arellano, who was born and raised in the area. “Pleasant City is that close to all the local hotspots.”
Still, price tags in this area remain relatively accessible. “Right now it would be one of the more affordable places of all the little communities in and around West Palm,” says Levine, who has lived in Palm Beach County for roughly 20 years. Traditional single-family homes here typically sell for prices in the $300,000s and $400,000s, townhomes sell in the $100,000s and $200,000s, and condo units closer to the water go for numbers from the $300,000s to the $500,000s. But, in a sign of the area’s development, a new 26-story luxury condo complex named Olara is under construction here, which will have multi-million-dollar units.
This area has struggled with crime, though, carrying a crime score much higher than the national average, according to the CAP Index.

Retail and dining abounds just to the north
Locals can stroll right over to neighborhood spots like Pescatore Ristorante for a bite to eat. Pescatore, open only for dinner, is known in part for its chicken parmesan. Many more restaurants are quickly accessible just beyond the neighborhood in the Northwood Village area, everything from Jamaican at Simmer Down Bar & Grill to Thai at Malakor. That’s also a spot where more development is on the way — the site of the in-progress District at Northwood, a 63,000-square-foot mixed-use expanse with retail and residential space. The complex is expected to be completed in 2025. Also, Sam's Food Market, just off Palm Beach Lakes Boulevard, is a close-by place to grab groceries.
Other amenities in Pleasant City include multiple houses of worship, like Greater Antioch Missionary Baptist Church and Temple Israel of West Palm Beach.

Grab a seat and feel the beat
A home in Pleasant City gives residents quick access to some of the multiple community events organized by the city. For example, people can catch a movie at Screen on the Green, a series of free showings by the waterfront in Downtown West Palm Beach on the second Friday of each month. An outdoor concert, like those held as part of Sunday on the Waterfront on each third Sunday at nearby Meyer Amphitheatre, is also an option. And locals can look forward to the city’s 4th on Flagler, the biggest Fourth of July celebration of its kind in South Florida, each summer.
School programs help nurture student interests
The School District of Palm Beach County covers Pleasant City, a system with a B-plus overall rating on Niche. Students here can start at the C-rated Pleasant City Elementary, which offers an afterschool program. The area’s Roosevelt Community Middle, which has a C-plus rating, has a dedicated biomedical sciences program and the C-plus-rated Palm Beach Lakes Community High takes things further with programs in everything from medical sciences to digital media technology.

Catch the sun at Currie Park
One of this area’s assets is the almost 14-acre Currie Park, which offers boat ramps and a pier where people can fish. Currie is another subject of investment, where construction is underway on a project set to add everything from a community center to a cafe here, in a project that could cost more than $38 million. “I think what we’re seeing is a recognition by the development community that there’s real opportunity here,” Levine says. Multiple beach access points are just a couple of miles away in nearby Palm Beach as well.

U.S. Route 1 is a magnet for transportation
The thoroughfare of U.S. Route 1 cuts right through Pleasant City, a stretch drivers can use to travel north and south along the coast. Route 1 has multiple stops in the area’s Palm Tran bus system, too. Also, Palm Beach International Airport is only about 5 miles away, using Palm Beach Lakes Boulevard and Australian Boulevard.
