Original Dade County pine isn’t so rare here
With a mix of midcentury modern properties and historic Spanish-style homes, Prospect Heights has a wide architectural appeal. While many have been updated, some original details still stand, especially in properties built prior to 1940. In fact, owners may be surprised at what they find. “They’ll discover things like original Spanish tile, or pecky cypress that was used in the tongue and groove ceilings,” says Bill Shearouse, a West Palm Beach native and Realtor with The ShearHouse Group at United Realty Group, Inc. They could even pull up the carpet and find Dade County pine, a dense wood prized for its durability and used in many of South Florida’s historic buildings. It’s rare nowadays, Shearouse says. For buyers familiar with the value of these materials, home prices are a steal. “You don’t have to have a million-dollar income to live here,” says Lance Reid, the broker-owner of Reliance Real Estate, LLC. Many three-bedroom homes sell for under $500,000, while larger properties with attached guesthouses can surpass $800,000, but these are often turned into Airbnbs.Dixie Highway for daytime eats, Clematis Street for nightlife
West Palm Beach is known for extraordinary shopping, dining and entertainment, and an address in Prospect Heights puts all of it within a few miles. From the Norton Museum of Art to the Palm Beach County Convention Center to the Raymond F. Kravis Center for the Performing Arts, residents have their pick of activities. Dining options are equally diverse, ranging from modest Cuban joints like Capri Bakery & Restaurant on Southern Boulevard to the homey, 1950s-inspired City Diner on South Dixie Highway. Common Grounds Brew & Roastery caters to coffee lovers, while the family-owned Lynora’s Kitchen is well-known for its house wines and hearty Italian fare. The Publix on Belvedere may be the grocer of choice for some, but the Joseph’s Classic Market around the corner is known for its hand-butchered meats, homemade cheeses and fresh pastries. One of West Palm Beach’s longest-running traditions is Fourth on Flagler, a celebratory Fourth of July event that’s entering its 36th year. It features live music, local vendors and an exciting fireworks display over the water. During the week, students can walk to Belvedere Elementary and Conniston Middle, which score grades of C-plus and B-minus on Niche, respectively. At Forest Hill Community High, which receives a B-minus, students can participate in choice career programs focusing on culinary arts, engineering, environmental science, hospitality and more. For early college credit, students can also sign up for courses through the private, faith-based Palm Beach Atlantic University’s Propel program. Talented teens can also audition for entry to the Dreyfoos School of the Arts, which receives an A-plus from Niche and sits a few miles away in the heart of downtown.Intramural sports live at Rinker Athletic Campus
Covering 78 acres, the Rinker Athletic Campus is Palm Beach Atlantic University’s destination for sports. But it’s also a major asset to neighbors, who can stroll paved walking paths beside lighted baseball and soccer fields. There are also a dozen tennis courts here, as well as basketball and sand volleyball courts. Locals also frequent the whimsical splash pad at Bill Moss Hillcrest Paseo on hot summer days. Across Dixie Highway, Westminster Park offers a shady retreat beneath the banyan trees, their impressively intricate trunks making them especially easy for kids to climb. Monceaux Park connects walkers with a pristine waterside path that leads north to Royal Park Bridge, and from there, it’s just a little over a mile to the sandy shores of the city’s public beaches. Inland recreation is concentrated at Dreher Park, which hosts the Palm Beach Zoo and Cox Science Center and Aquarium alongside a disc golf course, dog park and fishing lakes.Proximity to I-95 and Palm Tran buses is a huge plus for commuters
In addition to being a walkable neighborhood, Prospect Heights sits between two of the city’s major north-south thoroughfares: Interstate 95 and U.S. Route 1, known locally as Dixie Highway. Palm Tran buses also provide commuters with a hassle-free, 20-minute trip to downtown West Palm Beach, which is about 3 miles away. And for longer trips, Palm Beach International Airport is minutes away.
